This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html · All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Note #1/5 · Interior alterations require the installation of smoke alarms if not existing, R313.2.1. SITE PLAN: 1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2006 UPC 610.1. 2. Remove the inaccurate "New Second Story" note on sheet 1, R106.1.1. FOUNDATION PLANS: 1. Show (Detail 3/3) a 6" minimum separation of untreated exterior posts or columns above finished grade, R319.1.4 exception 1. 2. Show (Detail 3/3) a minimum 12" footing depth below undisturbed soil, R403.1.4. 3. Show (Detail 3/3) a minimum ½" diameter bolts with 7" embedment, R403.1.6. FLOOR PLANS: 1. Remove the "Exist" note at the Bath 2 doorway (sheet 4), R106.1.1. SECTIONS - DETAILS: 1. Revise the "2x8" top cord note showing the truss roofing (Details 1&3/5), R106.1.1. 2. Revise the "5/8 T1-11" sheathing note showing ½" OSB as shown on sheet 6 (Details 1&3/5), R106.1.1. 3. Revise the "2x4" top plate note to be consistent with wall size (Detail 2/5), R106.1.1. 4. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas (Note #6/4 & #15/7), R702.4.2. 5. Show insulation applied to the roof deck side of unvented attic spaces with no vapor retarders at the ceiling, R806.4, or show an attic ventilation calculation to include the entire dwelling and any existing vents. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). Revise the reference at Note #12/7. 2. Show the water line diameter from the meter to the new hot water tank (may require upgrading existing to 1" if connecting to existing plumbing), UPC 610.8, Table 6-6. 3. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. 4. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4. 5. Show the VTR sizes, UPC 904.0, Table 7-5. MECHANICAL PLANS: 1. Revise all Mechanical notes showing 2006 IRC rather than 2003. 2. Show undercut doors at the laundry closet, M1307. 3. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 4. Clarify the equipment specification list showing Unit #2 with reference on the plan, M1302.1. 5. Show dryer vent size and location for venting to exterior, M1501. 6. Provide return air duct and register sizes (both systems), M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Show smoke alarms on each side of the bedroom, R313.2. 2. Specify the installation recessed lighting with 3" separation from combustibles or other listed conditions, R808, and comply with energy efficiency leakage, N1102.4.3. 3. Show the location of the service panel, E3501.6.2. 4. Revise electrical load calculations with accurate square footage, list appliance & equipment circuits and both heat pumps E3502.2. 5. Designate the circuit number at the location of each light fixture, receptacle (exterior), appliance (washer, both furnaces & water heater) and equipment disconnect switch (both heat pump condensers), E3603.5. 6. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet (Family and Sitting Rooms), E3801.2. 7. Bathroom receptacles shall be on a separate 20 AMP (not 15A) circuit with no other outlets, E3603.4. 8. Show the new exterior outlet with GFCI protection (E3802.3) with weatherproof covers, E3805.11. 9. Show a GFCI receptacle outlet within 25' of exterior HVAC equipment (heat pump condensers), E3801.11 OUTDOOR LIGHTING CODE 1. Revise the Outdoor Lighting Code calculation with accurate lot size (0.17 acre). The total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. 2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Revise the MEC (Energy Conservation) Chart, sheet 4, showing U=0.75.
