Label the grading plan as a site plan and provide the content and specifications as per DS 2-02. This review is based on the information provided on the grading plan. 2. DS 2-02.2.1.2 Provide the legal description on the site plan. 3. DS 2-02.2.1.8 Clearly indicate the location of each existing parking space including the parking spaces located at the north end of the lot. Indicate the location and size of all vehicular use areas (paved areas). The handicap parking space indicated is required to be a van accessible parking space. See IBC 2003 Sec. 1106.5. Clearly indicate the maximum slope of the handicap parking space and access aisle. Per ANSI 117.1-2003 Sec. 502.5 the maximum slope is 1:48. Provide the location and a detail of the required handicap parking signage. Per City of Tucson standards the minimum distance from grade to the bottom of the sign is seven (7) feet. In the new parking area the two parking spaces located nearest the street will be required to be 10' in width because of the 30" wall adjacent to the parking spaces. See DS 3-05.2.1.3. Clearly indicate the location of the 30" screen wall on the site plan. 4. DS 2-02.2.12 Per DS 3-05.2.3.C.1 the new vehicular use (paved) areas must be provided with wheel stop curbing or barriers to prevent vehicles from driving onto unimproved portions of the site. The areas requiring barriers are along the north and south edge of new parking lot and at the entrance to the parking lot. See DS 3-05.2.2.D for the requirements for the backup spur located at the north end of the new parking lot. Provide dimensions clearly indicating the required 3' radius for the curb, minimum width of 24' and the 3' clear area behind the backup spur. The truncated dome detail provided is not legible nor does it meet the minimum requirements for font size of 12 pt. Revise to be legible for review and record keeping purposes. 5. DS 2-02.2.1.9 As per the last approved site plan, it appears that bicycle parking has not been provided for the existing site therefore bicycle parking in compliance with DS 2-09 and LUC Sec. 3.3.4 must be provided for the new parking spaces. Please provide a dimensioned detail for class 2 bicycle parking spaces. Be aware that that development standard 2-09 has been revised Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material. DS 2-09.5.1, DS2-09.5.2, DS 2-09.5.4, & DS 2-09.6.2 Provide a detail of the class 2 bicycle parking rack. The type of class 2 rack must provide two-point support for bicycles. Please review DS 2-09.8.0 Figure 2 - 7 for acceptable and unacceptable rack designs, Figure 8 for rack location, and Figure 9 for dimensional requirements. 6. DS 2-02.2.1.28 On the site plan, provide the zoning of the parcel and the zoning of all adjacent properties. 7. DS 2-02.2.1.31 Provide as a note the existing use of the property as per LUC Sec.2.3.6.2.A.3. --- "Family Dwelling "P" subject to: Sec. 3.5.7.1.F" 8. DS 2-02.2.2.3 Provide in the calculation notes the existing lot coverage and the proposed lot coverage percentage. 9. DS 2-02.2.2.4 Provide in the calculations the number of required and proposed bicycle parking spaces. Provide in the calculation notes the number of existing, required and proposed vehicle parking spaces. 10.
