Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

I. GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on original tracings or finished reproducible set. Return two copies of the corrected set along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005.

II. FOUNDATION:
1. Specify direction of slope on garage slab.
2. Verify 8" finished floor height changes [-4 + (+4) = 8].

III. STRUCTURAL PLAN:
1. Clarify handrail code reference to section R315 and R316.
2. Comply with the stairway rise and run limits (10" min tread depth and 7¾" max riser height, R311.5.3).
3. Provide correct location for detail 4 reference on page 4.
4. Provide detail for sheer transfer between floors and the connection of 2nd story holdown devices, R301.1.

IV. PLUMBING PLAN:
1. Provide a waste line isometric that complies with the 2003 UPC (complete all branch lines, no wet venting, correct waste lines sizes).
2. Provide a gas supply line sized for the connected demand, UPC Table 12-7.
3. Specify size of condensate drains, M1411.3(1) UPC 910.1 & 908.1.
4. Specify the kitchen exhaust fan minimum 100-CFM rating, M1506.

V. MECHANICAL PLAN:
1. Provide cut sheets for A/C units, M1302.1.
2. Verify location and size of air ducts (supply and return).

VI. ELECTRICAL PLAN:
1. Provide accurate circuit number references:
· Water heater
· Kitchen exhaust fans
· Bedroom #3 lights
· Bedroom #4 closet
· Exterior stairway light
· Garage door opener
