Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

I. GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes.
3. Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005.

II. SITE PLAN:
1. Specify overhead or underground electrical service. Overhead service for new construction requires an appeal to the Building Official, UAC amendment section 108.

III. FOUNDATION:
1. Clarify detail 3 page 2 for existing slump block construction.
2. Indicate the slopes for garage slabs, R309.3.

IV. FLOOR PLAN:
1. Verify net opening height of double-hung windows in bedrooms, R310.
2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2003 IRC Amendment section 309.1.
3. Gas appliances installed in garages shall be mounted on platforms at least 18" above the floor and protected from impact, M1307.3(1).
4. The walls and sofit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2

V. STRUCTURAL PLAN:
1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load, R301.1.
1. Provide wall bracing at the face of the garage, R602.10.
2. Specify continuation of interior braced wall behind closet partition in bedroom 3, or detail framing design for sheer transfer.
3. Provide detail for sheer transfer between floors and the connection of 2nd story holdown devices, R301.1.
4. Specify framing members at glass brick corner.
5. Provide framed opening through floor system for stairway, R502.10.
6. Specify roof slope direction, and clarify slope on 2nd floor framing,.
7. Provide location of required draftstop in concealed floor space, R502.12.
8. Specify the number of jack studs under headers requiring more than one on each side, Table R502.5(1).

VI. ELEVATIONS:
1. Provide finished floor heights for any/all floor elevation changes (i.e. porches and garage curb).
2. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6.

VII. SECTIONS - DETAILS:
1. Provide accurate cross-references on all pages of plan.
2. Cross-reference section views.
3. Provide additional section views for front and back of structure.
4. Provide section views of stairways, and specify stair width, rise and run, landing width, and handrail heights, R311.5.
5. Provide detail for cantilevered floor and roof designs at stair landing near garage.
6. Provide detail for intersecting roofs at opposing slopes.
7. Clarify detail 1 sheet 2 for depth of footing below grade to coincide with general notes.
8. Show weep screeds with a minimum clearance 2" above paved areas (will the FFH of the porch be different than the house?), R703.6.2.1.
9. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent, R309.2.
10. Provide an attic space calculation and specify size and location of all vents needed to comply, R806.2.
11. Show details for typical non-bearing interior wall conditions (floor and rafter/joist connections & gaps) and specify location of all interior load-bearing walls (if any).

VIII. PLUMBING PLAN:
1. Provide water pressure range, maximum developed length, and diameter of water line from the meter allowing for pressure difference in elevation between such source of supply and highest water supply outlet, UPC 640.8, Table 6-5.
2. Provide gas piping for structure or submit exemption documentation, Arizona Statute 30-809
3. Show an upper terminal cleanout at the 3" waste stack in garage, UPC 707.4.
4. Provide a waste line isometric showing the size of waste lines, vents, and required clean-outs.
5. Provide a gas line isometric and size the supply pipe for the connected demand. Include the BTU demand and length of line to each gas appliance, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system. UPC 1217.0, 1217.2, & Table 12-7.
6. Clarify plumbing note requiring a 50-gallon water heater.
7. Provide sufficient cold water supply to water heater.
8. Specify size and location of condensate drains, M1411.3(1) UPC 910.1 & 908.1.

IX. MECHANICAL PLAN:
1. Provide cut sheets for fireplace and AC units, M1302.1.
2. Specify and cross-reference mechanical unit numbers to their respective specs.
3. Specify location and size of air ducts (supply and return) between floors.
4. Show dryer vent size and location for venting to exterior, M1501.
5. Note that air inlets shall be located a minimum of 10' from vent openings or exhaust outlets unless the outlet is 3 feet above the air inlet (heat pump located over bathroom), M1602.2.1 & M1602.2.4.
6. Specify the kitchen exhaust fan minimum 100-CFM rating, M1506.
7. Provide size and location of combustion air vents serving gas appliances, 2003 IRC Chapter 17.
8. Provide size and location of flue for direct-vented water heater and specify minimum clearance allowance from window in bedroom 3.
9. Return air shall not be taken from a closet, M1602.2-4.

X. ELECTRICAL PLAN:
1. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.
2. Clarify FAU #1,2 in garage on electric plan
3. Provide accurate circuit number references:
· Water heater
· Receptacle by switches in sitting room
· Closet lights
· Exercise room
· Etc.
4. Verify receptacle locations in Living Room (at wall spaces 2' or more so that no point along the wall is more than 6' from a receptacle outlet), E3801.2.
5. Provide wall switch on the first floor to control stairway light, E3803.3.
6. Clarify breaker size for AC units on panel schedule to coincide with load calculations.

XI. OUTDOOR LIGHTING CODE:
1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
