Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS:

1. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6.

STRUCTURAL PLANS:

1. Provide a complete braced panel layout showing panels at wall ends (within 12.5', Table R602.10.1. A minimum panel width of 48" (or 2'8" w/ two holddowns) is required to effectively brace the partition. Revise the location the undersized panel at Bedroom #3 on the Floor, Framing and Foundation Plans.
2. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation.
3. Provide a minimum 22" by 30" access and ventilation opening between over-framed assemblies for connecting attic areas (>30 S.F.), R807.

SECTIONS - DETAILS - MISC. NOTES:

1. Show all beam sizes on the Roof Plan. The location of four beams on the design analysis are not identified.
2. Provide accurate Keynote references (2, 5 & 8) for Detail 1/4.
3. Cross out all keynotes on sheet #4 that do not apply or are not being used (7, 8, 10 & 13).
4. Clarify inconsistent rafter sizes for the North Porch as shown on Roof Plan sheet 3 & Keynote #12 sheet 4.
5. Show wood beams with 1/2" end clearances from masonry (beam at bedroom #1), R319.1 (4).
6. Note the size and amount of eave venting for compliance with R806.2.
7. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Note on plans that Plumbing shall comply with the 2003 Uniform Plumbing Code with state/local amendments.
2. Revise the gas pipe size from ¾" to 1" on the Plumbing Plan serving the mechanical room, UPC 1217.0 & Table 12-7.

ELECTRICAL PLANS:

1. Show the location of the new panel on the Electrical Plan, E3501.6.2.
2. Revise the electrical load calculations showing the cooling load after the 40% remainder entry (largest of heating or cooling is not derated), E3502.2.
3. Show receptacle outlets at wall spaces 2' or more to include the wall between the bedroom #1 & closet doors, E3801.2.
4. Show receptacle outlets at each kitchen counter space so that no point along the wall line is more than 24" from a receptacle outlet to include the counter adjacent of the sink, E3801.4.1.
5. Hallways of 10' or more in length require a receptacle to include the hall between the living and laundry rooms, E3801.10.
6. At least one wall switch controlled light or outlet must be provided in bathrooms and all habitable rooms (kitchen), E3803.3.
7. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E3805.9 & E4001.6.
8. Weatherproof covers are required for preventing moisture from entering electrical

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments if glazing does not exceed 15% of exterior wall area. Show the "U" factors of the windows on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
