Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS:

1. Show exterior posts with a 1" space above the slab at detail 2/A-6 (PBS46 is unacceptable), R319.1.4.
2. Show the minimum 12" footing depth below undisturbed soil at detail 1/A-6, R403.1.4.

STRUCTURAL PLANS:

1. Interior braced panels (intervals do not exceed 35' from exterior wall lines) require sill to foundation connections with ½" anchor bolts described in R403.1.6, R602.10.8. This requirement is at the new load bearing wall. Show the anchor bolts at detail 4/A-6.
2. Provide rafter sizes in compliance with Table R802.5.1. DF #2, 2 x 6 rafters may not exceed 10.5' span and 2 x 8 rafters may not exceed 13.25' span.
3. Show the beam size and supporting connections for the beam over the Master Bedroom Closet and new Hallway, R502.6 & R802.6. Beams require 1/2" end clearances from masonry, R319.1 (4).

SECTIONS - DETAILS - MISC. NOTES:

1. Show wood framing members resting on concrete as pressure treated at detail 4/A-6, R319.1(2).
2. Provide a header schedule consistent with Table 502.5(1).
3. Show fiber-cement board in the extended shower wall area, R702.4.2.
4. Eave ventilation is not appropriate without attic space or rafter cavity space between insulation and roof sheathing; revise detail 7/A-6 and delete calculation on A-4.
5. Revise the roofing system description at Note #8/A-4. Specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.)

PLUMBING PLANS:

1. Replace the ½" gas pipe with 1" between the gas riser and the water heater, UPC 1217.0 & Table 12-7.

ELECTRICAL PLANS:

1. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.

OUTDOOR LIGHTING CODE

1. Provide manufacturer cut-sheets for any Full Cut-Off fixtures showing a fully shielded lamp with no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp) and wattage rating.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing U=0.65 if glazing does not exceed 15% of new exterior wall area. Show these values on the window schedule as well as the solar heat gain coefficient SHGC minimum value of 0.40.
