Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. · Provide one combined set of construction drawing for the permit with consecutive sheet numbers, or provide distinct sheet numbers such as #A on the Additions set and #B on the Remodel set, R106.1.1.

ADDITIONS COMMENTS
FLOOR PLANS:

1. Reference Detail 5/7 on the Foundation Plan at the 2'8" garage wall, R106.1.1.

STRUCTURAL PLANS:

1. Revise Detail 5/7 showing compliance with R602.10.6.2 for alternate braced wall panels adjacent to openings including tie-down devices fastened to the foundation with an uplift capacity of not less than 1,800 lbs. The HD2A does not provide this uplift when fastened to 1 ½" vertical wood thickness.

SECTIONS - DETAILS:

1. Specify water-resistive barrier over wall framing or sheathing, R703.6.3.
2. Show locations of scuppers and crickets on the Framing Plan, R903.4.

ELECTRICAL PLANS:

1. Show the location of Panel A on the Electrical Plan, E3501.6.2.
2. Designate the location of each receptacle on the Electrical Plan rather than a general note of "verify locations of additional outlets w/ owner", E3603.5. This process will generate revisions during construction.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre (Property unshielded limit is 2,224 lumens).
2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

REMODEL COMMENTS
SECTIONS - DETAILS:

1. Show wood beams with 1/2" end clearances from masonry, R319.1 (4).

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code rather than the 1994 UPC shown on sheets #1.

MECHANICAL PLANS:

1. Revise the "house insulation" note on sheet 6 showing supply and return ducts with minimum R-8 insulation (both inside & outside), R1103.2.1.
2. Show bathroom exhaust fans with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Show receptacle outlets at each kitchen counter space with no point along the wall line is more than 24" from a receptacle outlet (side of range), E3801.4.1.
2. Bathroom circuits shall not serve other rooms (ckt 25 at east bath & dishwasher), E3603.2 and E3801.3.
3. Note that an arc-fault circuit interrupter (combination type starting 1/1/2008) shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the "U" factors of new or replaced doors on the plans, N1101.2.
