This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Show or note a 6" minimum separation of untreated exterior posts above finished grade along with a 1" space above the floor at Detail EB/A-2, R319.1.4. 2. Note a minimum ½" diameter with 7" embedment into concrete or masonry at Detail EB/A-2, R403.1.6. FLOOR PLANS: 1. Show the location of frame walls identified at Floor Plan note #1/A-3. Provide a complete floor plan for the Enclosed Porch identifying existing and new walls with dimensions. 2. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass, R308.4. 3. Identify ceiling heights in all areas on floor plan, Table R602.10.5. Note average height at sloped ceiling areas. 4. An enclosed porch requires a minimum of 65% glazing on the longer and one additional wall, AH102 to be considered non-habitable. This unconditioned living space shall be thermally isolated from habitable space and have an openable window area based on the floor area of an adjoining room, R303.2 Exception. Show glazing/wall percentage and add habitable space required features if less than 65%. STRUCTURAL PLANS: 1. Provide beam calculations for the cantilevered GluLam and identify the series on the Framing Plan, R802.1.4. 2. Specify the outrigger & gable end bracing and connections to the structure, R802.10.3. 3. Note and detail framing connections by type, size and required attachment for framing members including the scabbed eave extension shown on the South Elevation/A-4. 4. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2 and note the requirement for deferred submittal approval prior to installation, or detail the roofing connections and sizes for field built assemblies, R802.10.5. SECTIONS - DETAILS - MISC. NOTES: 1. Identify Keynote 9 (Floor Plan) sheet A-3. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 3. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing. Consider removing the Vent Area calculation sheet A-4. MECHANICAL PLANS: 1. Provide an equipment specification list including the furnace and evap cooler, M1302.1. 2. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). Revise Mechanical System Note #3 showing 6sq. in. ducts for cooling equipment. ELECTRICAL PLANS: 1. Habitable living space and sunrooms shall be served with receptacle outlets at wall spaces 2' or more so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. Show this requirement if the glazing/wall percentage is less than 65%. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code by providing a calculation for all outdoor lights on the property. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf The design may not exceed the unshielded lumen limit for the property size. 2. Provide manufacturer cut-sheets for any Full Cut-Off fixtures showing a fully shielded lamp with no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp) and wattage rating. Fixtures may be exempt from the total lumen budget only when the Full Cut-Off style is located under overhangs, OLC 5.1.2. Fixture styles not approved as Full Cut-Off are assumed to be unshielded. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Revise Energy Efficiency note 2 sheet A-2 showing 12 SEER. 2. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments if glazing does not exceed 15% of exterior wall area. Revise the U value shown on A-1, and show the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
