RESUBMITTAL REQUIRED: SITE PLAN

1. The submitted site plan must meet the requirements of Development Standards 2-02 regardless if the expansion is under 25%. The following comments apply.

2. Provide bearings for all lot dimensions. DS 2-02.2.1.A.5.

3. There is a median located within Wilmot Road. The standard requires a pedestrian sight visibility triangle (SVT). Be advised the near side SVT the standard calls for a length of 30' rather then 125'. Revise appropriately. DS 3-01.5., DS 2-02.2.1.A.10.

4. Provide future SVT for the entrance/exit drives to Wilmot Road. DS 2-02.2.1.A.10.

5. Provide dimensions for all appropriate areas within the PAAL. DS 2-02.2.1.A.11.

6. Provide dimensions for both entrance/exit drives to Wilmot Road. DS 2-02.2.1.A.11.

7. Dimension the existing sidewalk that is located within the ROW. DS 2-02.2.1.A.12.

8. Dimension the existing sidewalk that is located within the property. DS 2-02.2.1.A.12.

9. Provide existing drainage patterns, finish grades and the finish floor elevation of the structure. DS 2-02.2.1.A.16.

10. Indicate that Wilmot Road is public and designated as a Major Street and Route. DS 2-02.2.1.A.18.

11. Provide the recordation data (book and page) for Wilmot Road. DS 2-02.2.1.A.18.

12. From the centerline of Wilmot Road provide a dimension for the existing ROW. If the existing ROW and future ROW are coincident, label accordingly. Be advised after reviewing an aerial photo it appears the existing and future ROW have different widths. For verification of existing ROW widths the Department of Transportation, Maps and Records can assist. DS 2-02.2.1.A.20.


13. After reviewing an aerial photo there are fences located on the west side of the property. Show the fences on the plan view, indicate the height and type. DS 2-02.2.1.A.22.

14. Provide existing contours at intervals not exceeding 2' and/or spot elevations as pertinent and Bench Mark based on the City of Tucson datum, include City of Tucson Field Book and page number. DS 2-02.2.1.A.23.

15. Be advised additional comments could be forthcoming depending on how each comment is addressed.

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). Based on the expansion calculation provided, code compliance for the expansion only is required.

2. Provide a copy of the last approved site plan.

3. This violation must be abated prior to the approval of this site plan. It appears that a zoning violation has occurred on site. Per current aerial photos parcel 128-01-017H that is part of this site (west parcel) has been graded without a permit. This has been turned into the Department of Neighborhood Resources, T07DV03035.

4. Add a note to the plan stating "THIS SITE PLAN IS DESIGNED TO MEET THE REQUIREMENTS OF THE OVERLAY ZONES CRITERIA: SEC. 2.8.3 MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE".

5. D.S. 2-02.2.1.A.5 Provide lot bearings on the site plan.

6. D.S. 2-02.2.1.A.10 Show the future sight visibility triangles (SVT's) on the plan.

7. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

8. D.S. 2-02.2.1.A.18 Label Wilmot Road as a MS&R Route.

9. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

10. D.S. 2-02.2.1.A.31 Provide the existing and proposed use on the plan.

11. D.S. 2-02.2.2.A.4 Provide a vehicle parking space calculation on the plan. Show the existing and proposed required and provided.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4.

4. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4.

5. A 30" continuous screen along street frontages for expansion must be provided per LUC Table 3.7.2-I.

6. Planting Plan. The planting plan and layout calculations will include the following information:

§ The location of individual plants one (1) gallon or larger in size

§ Sizes of plants indicated in boxes, gallon cans

§ Ultimate size of plants indicated by the spread of canopy, circumference of shrubs, or spread of ground cover.

§ Both the proper and common name of each type of plant material.

§ Locations, size, and name of existing vegetation to remain in place.

§ Material and areas of inert ground cover.

7. Submit Application for Exception; include acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants.

8. Additional comments may apply.
