This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005 FLOOR PLANS: 1. Show the door from a garage to dwelling with a 20-minute fire rating or 1-3/8" solid core, 2003 IRC Amendment section 309.1. 2. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. 3. For the bedroom windows to be replaced, show compliance with R310 providing egress from bedrooms to meet the following minimum specifications. · Maximum sill height of 44". · Minimum net clear opening area of 5.7 sqft. · Minimum net clear opening dimension of 24" height and 20" width. 1. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. ELEVATIONS: 1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. 2. Note and specify the roof slope for the new porch appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.) 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 4. Specify type of gable-end vents and apply appropriate net opening reductions (free area shall be considered 75% of the gross area for metal louvers and 25% for wood louvers), M1701.5. FOUNDATION PLAN: 1. Clarify references to 201D in notes 1,3, &7 2. Clarify purpose of 24"x24" footing location in garage (support existing beam or 6¾x13½ Glulam) 1. Note that grade away from foundations shall fall min 6" within the first 10', R401.3. 2. Show compliance with termite treatment, R320 as amended. FRAMING PLAN: 1. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and stamp the truss SHOP DRAWINGS. 2. Detail lateral bracing (gable-end hinge bracing) of trusses and connections to the structure, R802.10.3. 3. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. 4. Specify eave/overhang length and detail outrigger support. 5. Clarify what is to be supported by the beam and post to be replaced in garage. 6. Specify size and spacing of all roof framing members that will be supported by 6x10 beam in living room. 7. Specify bolting pattern for garage door header. 8. Provide dimensions for attic access openings (min 22"x30") R807. 9. 'Continuous structural panel sheathing' requirements have not been met for the garage door opening, R602.10.5. Alternate braced wall panels will be required for this application, R602.10.6. PLUMBING PLANS: 1. Clarify code year used in note #5. 2. Provide a gas line isometric, and size the supply pipe for the connected demand, UPC 1217.0, 1217.2, & Table 12-7. Include the BTU demand and length of line to each gas appliance, size and length of each branch, total demand, and total developed length from the meter to the most remote appliance on the system. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Define what circuits will be in the new 200-amp panel. 3. Provide equipment rated for 22,000 AIC short circuit protection when the cable length is less than 45 feet, 2006 Edition of Electric Service Requirements TEP SR-510. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp, all other fixtures are assumed to be unshielded, OLC 5.1.2.
