Oracle Road T07CM01012 Site Plan (2nd Review) TRANSMITTAL DATE: August 13, 2007 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. This comment has not been fully addressed. Provide documentation that shows that this lot split has been processed and approved by The City of Tucson, Development Services Department. Zoning acknowledges Keynote 25 referencing the proposed lot split. Based on a split done back in 1992 and this site being part of the Bronx Park Addition subdivision, book 3 page 117 at a minimum a Minor Subdivision will be required. This subdivision will be required to be completed prior to approving the site plan. Zoning is looking into other possibilities in regards to the lot split i.e. a simple lot split. Zonings review is based on the lot split being completed, addition comments maybe forth coming. 3. This comment has not been addressed. Zoning acknowledges that the PAAL is now one-way. As the parking is at ninety (90) degrees to the PAAL, the minimum width of the PAAL is twenty-four (24) feet and still requires the addition two (2) foot setback from the steel fence. D.S. 2-02.2.1.A.8 Per D.S. 3-05.2.2.B.3 a two (2) foot setback is required between the proposed 8' steel fence and the north parking area access lane (PAAL) 4. This comment was not addressed correctly. The truncated domes are not shown correctly. The accessible curb ramps including the flush entrances of buildings shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. D.S. 2-02.2.1.A.8 Per ICC/ANSI A117.1-2003 Sec. 406.13 show the required detectable warnings (truncated domes) on detail 9/C1.2. 5. Once the cross access agreement has been recorded provide a note on the plan in regards to the cross access agreement along with the recordation information. D.S. 2-02.A.2.1.20 There appears to vehicle access from the parcel located to the north across this site at the area where the curb is being removed near the northwest corner of this site. It appears that this access will allow vehicles to use the proposed PAAL entrances off of Sahuaro Street and 11th Avenue. A recorded Cross Access Agreement will be required prior to approval of this site plan. 6. This comment was not fully addressed. Add the SUBJECT TO LUC SEC. 3.5.9.2.A to the Land Use Requirements. D.S. 2-02.A.2.1.31 The proposed use should be listed as "GENERAL MERCHANDISE SALES, SUBJECT TO LUC SEC. 3.5.9.2.A 7. Per D.S. 3-05.2.1.B.3 the two (2) parking spaces located at the east and west end of the north parking area are required to be ten (10) feet wide. 8. For your information a change to the LUC Sec. 3.4.5, dated July 05, 2007, allows for a ten (10) foot by eighteen (18) foot loading space for a retail sales less then five thousand (5,000) gross floor area. 9. Ensure that all changes to the site plan are reflected on the landscape plan. 10. Zoning is willing to provide an over the counter review once all the above comments have been addressed. The length for the near side sight visibility triangles is not correct. The required length is 185'. Revise all near side SVT's to have a length of 185'. DS 2-02.2.1.A.10. The above comment has not been correctly addressed. All streets bordering this project are designated as a local street and the lengths on the SVTs provided on the plan are for a collector street. Review DS 3-01.5.3. and provide the correct lengths on all SVTs. 2. Provide on the plan view general drainage patterns for the site. It is not clear how this comment has been addressed, drainage arrows are not visible. DS 2-02.2.1.A.16. 3. Provide a handicap access ramp at the corner of Sahuaro Street and 11th Avenue. Detectable warnings (truncated domes) are required at access ramps where the concrete meets the asphalt. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the crosswalk, preceding the crosswalk, including the handicap access aisle. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Revise the plan appropriately. ANSI 406.12, ANSI 705 The above comment is from the first review and has not been adaquately addressed. The ramp should be provided at the curb return. Revise. |
