TRANSMITTAL DATE: March 20, 2007

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size. Text on the location map does not meet this requirement.

3. Zoning acknowledges Keynote 25 referencing the proposed lot split. Based on a split done back in 1992 and this site being part of the Bronx Park Addition subdivision, book 3 page 117 at a minimum a Minor Subdivision will be required. This subdivision will be required to be completed prior to approving the site plan. Zoning is looking into other possibilities in regards to the lot split i.e. a simple lot split. Zonings review is based on the lot split being completed, addition comments maybe forth coming.

4. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, label the section corners.

5. D.S. 2-02.2.1.A.7 Per LUC Sec. 3.2.6.5. Within established areas, the front street perimeter yard is twenty (20) feet or one and one-half (1 1/2) the height of the proposed wall (H), measured from the property line. Based on the building height shown on the plan of twenty (20) feet the required setback along Sahuaro Street would be thirty (30) feet not 24.33' as shown on the plan.

6. D.S. 2-02.2.1.A.7 Provide a detail for the proposed 8' steel fence so that zoning can verify setbacks along both street perimeter yards per LUC 3.2.5.2.

7. D.S. 2-02.2.1.A.8 Per ICC/ANSI A117.1-2003 Sec. 502.5 provide the maximum slope allowed for the handicapped parking space and access aisle on detail 9/C1.2.

8. D.S. 2-02.2.1.A.8 Per D.S. 3-05.2.2.B.3 a two (2) foot setback is required between the proposed 8' steel fence and the north parking area access lane (PAAL)
9. D.S. 2-02.2.1.A.8 Per ICC/ANSI A117.1-2003 Sec. 406.13 show the required detectable warnings (truncated domes) on detail 9/C1.2.

10. D.S. 2-02.2.1.A.9 For your information per LUC Sec. 3.3.7.8.A any use providing less than fifty (50) motor vehicle may substitute Class 2 for Class 1 spaces. This said for this project two (2) Class 2 bicycle spaces are all that are required.

11. D.S. 2-02.2.1.A.9 Please review the revised D.S. 2-09 and provide the necessary corrections to the bicycle parking as required. Once changes are provided and reviewed further comments may result. 12. D.S. 2-02.2.1.A.9 Clearly identify the location of the Main Entrance to this building so that requirements for the correct location of Class 2 bicycle parking can be verified, D.S. 2-09.4.1

13. D.S. 2-02.A.2.1.12 Per D.S. 2-08.4.1.It is unclear how the pedestrian circulation/accessible route will work along the north side of the building where it appears to cross the loading space. Pedestrian circulation/accessible route may not cross over the loading space.

14. D.S. 2-02.A.2.1.14 Show the fully dimensioned loading zones and provide maneuvering areas on the plan. Additional comments maybe forth coming.

15. D.S. 2-02.A.2.1.19 Provide a dimension for the existing right-of-way (ROW) for both Sahuaro Street & 11th Avenue.

16. D.S. 2-02.A.2.1.20 There appears to vehicle access from the parcel located to the north across this site at the area where the curb is being removed near the northwest corner of this site. It appears that this access will allow vehicles to use the proposed PAAL entrances off of Sahuaro Street and 11th Avenue. A recorded Cross Access Agreement will be required prior to approval of this site plan.

17. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

18. D.S. 2-02.A.2.1.31 The proposed use should be listed as "GENERAL MERCHANDISE SALES, SUBJECT TO LUC SEC. 3.5.9.2.A

19. There is a discrepancy between fence/wall heights called out on the site and landscape plans, clarify.

20. Ensure that all changes to the site plan are reflected on the landscape plan.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The lettering within the location map does not meet the minimum requirement. Revise all lettering in the location map to be at least 12 point.

2. The length for the near side sight visibility triangles is not correct. The required length is 185'. Revise all near side SVT's to have a length of 185'. DS 2-02.2.1.A.10.

3. All new development is required to provide a 5' sidewalk along the entire street frontage. Keynote 3 indicates a sidewalk within the ROW. The keynote indicates the sidewalk is 4' in width and does not indicate if the sidewalk is proposed or existing. The required width on new sidewalk is 5'. Indicate in keynote 3 if the sidewalk is existing or proposed and if the sidewalk is proposed change the width to 5'.

4. Show the loading vehicle maneuverability for the required loading space. The minimum requirements for a 30' single unit vehicle is an outside radius of 42' and inside radius of 28'. American Association of State Highway and Transportation Officials. DS 2-02.2.1.A.14.

5. Provide on the plan view general drainage patterns for the site. DS 2-02.2.1.A.16.

6. Provide finish grades in effort to determine the proposed development maintains the existing drainage patterns. A general note can be provided on the site plan referencing the grading plan with sheet number for the finish grade information. DS 2-02.2.1.A.16.

7. Provide estimated cut and fill quantities on the site plan, sheet C1.0. DS 2-02.2.1.A.17.

8. Provide the book and page for both streets. Indicate if the streets are public or private. DS 2-02.2.1.A.18.

9. From the street centerline of Sahuaro Street and 11th Avenue dimension to the existing ROW line, curb and sidewalk location. DS 2-02.2.1.A.21.

10. Provide existing topographic contours at intervals not exceeding 2' and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, include the book and page number. A general note can also be provided on the site plan referencing the grading plan with sheet number for the existing contour/spot elevation information. DS 2-02.2.1.A.23.

11. Indicate a refuse enclosure detail as per D.S. 6-01.4.2. The base shall be a concrete slab with an inside clear dimension of ten (10) feet by ten (10) feet by five (5) inches thick. Steel pipes are required between the container and the enclosure's rear and sidewalls to prevent the container from damaging the enclosure while being serviced. Enclosure gates have a minimum opening of ten (10) feet.

12. Provide a handicap access ramp at the corner of Sahuaro Street and 11th Avenue. Detectable warnings (truncated domes) are required at access ramps where the concrete meets the asphalt. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the crosswalk, preceding the crosswalk, including the handicap access aisle. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Revise the plan appropriately. ANSI 406.12, ANSI 705

13. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The pedestrian circulation/sidewalk on the north side of the building goes through a loading space. This imposes a safety hazard. Revise the site plan to show a solution. DS 2-08.4.1.

A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. Fully dimension street landscape border along Sahuaro St.

§ The planting plan and layout calculations will include the following information:

§ The location of individual plants one (1) gallon or larger.

§ Sizes of plants indicated in boxes, gallon cans

§ Ultimate size of plants indicated by the spread of canopy, circumference of shrubs, or spread of ground cover.

§ Both the proper and common name of each type of plant material.

§ All required plant material must be graphically shown.

2. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 9-06. Show all required landscape on plan remove note pertaining to garden to serve as addition to buffer.

3. Show location of 5' screen for vehicle use along Sahuaro St. per LUC Table 3.7.2-I.

4. Provide detail for the proposed 8' steel fence indicated on site plan DS 2-02.2.1.A.7

5. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape & grading plan.
