COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Provide as a general note the DDO case #, date of approval, and any conditions of approval.

Provide the DDO case # in the lower right corner of each sheet.

2. DS 2-02.2.1.8 Provide on the detail for the handicap parking space the max. slope of the parking space and access aisle as per ANSI 117.1-2003 Sec. 502.5. (max. slope is 1:48)

3. DS 2-02.2.1.12 The sidewalk at the south corner of the building appears to be flush with the pavement. Truncated domes will be required from the proposed 6" curb to the fence on the sidewalk with a min. width of 24".

4. DS 2-02.2.1.31 The indicated proposed use of warehouse, indicated in the site data, is not correct Revise to read "Business Supply and Equipment Wholesaling". Remove "warehouse" from foot print of building.

5. The above required corrections are minor in nature and can be approved over the counter once the corrections have been made. Call to set an appointment with me to complete the zoning portion of this project.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised site plan. The site plan is not approved at this time. Please address the following comments:


DRAINAGE REPORT:

1) DS Sec.10-02.2.3.1.2.D: Provide a drainage statement for the subject property sealed and signed by a Arizona Registered Civil Engineer showing conformance with the over all drainage scheme of Freeway Industrial Loop development. The property owner/applicant must provide a statement showing that the drainage patterns, existing and proposed channel design, and scupper calculations meet the minimum requirements for the site development. Since the Master Drainage Report for the subject parcel can not be located a drainage statement is required to show conformance with the overall drainage concept.

2) DS Sec. 10-02.2.3.1.6.4.a: Revise the site plan to show the existing channel bottom with a minimum 0.5% slope to assure positive drainage to any existing drainage structure.

3) Provide a drainage statement or the seal and signature of a civil engineer on Sheet C2 for the scupper calculations provided that demonstrate that the 10-year flood flow is contained under the sidewalk at all down spout and scupper locations.


SITE PLAN COMMENTS:

4) DS Sec.2-02.2.1.A.11: Verify on the site plan, with a dimension, the minimum setback from the existing/proposed fire hydrant for the proposed driveway entrance. Refer to the Transportation Access Management Guidelines for minimum setback requirements for the driveway.

5) DS Sec.2-02.2.1.A.14: Revise detail 6A/C2 to provide a sump pump within the bottom drain of the loading zone to daylight the stormwater into the proposed vehicular use area. Loading zones can not drain into existing or proposed sewers or storm drains.

6) DS Sec.2-02.2.1.A.14: Revise detail 6B/C2 to dimension the width of the loading zone space pit to verify that the minimum required loading zone and vehicle can fit into the proposed space.

7) DS Sec.2-02.2.1.A.15: Provide a drainage statement from an Arizona Registered Civil Engineer stating that the designed project meets the intent of the overall Master drainage concept and that the project will not adversely impact adjacent parcels or drainage facilities. The proposed site plan must match the requirements within the drainage report.

8) DS Sec.2-02.2.1.A.15: Revise the site plan and detail 5/C2 to call out the 100-year water surface elevation within the existing channel. The detail can not reference the master drainage report if one does not exist or can not be located. The water surface elevation is required to verify that the lowest finished floor of the building is elevated one foot above the water surface elevation.

9) DS Sec.2-02.2.1.A.16: Provide a drainage statement or a civil engineer signed and sealed stamp with the calculations shown on Sheet C2 and scupper details stating that the 10-year flow will be contained under the pedestrian circulation at all concentrated locations. The calculation must be sealed by a civil engineer showing drainage compliance.

10) DS Sec.2-02.2.1.A.16: Provide a drainage statement showing that the details and dimension for the existing channel on the revised site plan meet the overall drainage concept for the project. Provide a statement that the projects design meets the overall drainage concept.

11) DS Sec.2-02.2.1.A.23: Revise the benchmark paragraph on Sheet C3 to list the datum reference for the elevation used per the City of Tucson Field Book. Remove the statement from the owner stating agreement with the spot elevations shown. All survey information must be certified by a registered land surveyor or engineer not the property owner (unless property owner is a registrant within the state of Arizona).

12) DS Sec.2-02.2.1.A.32: Revise Detail 3/C1 to meet the minimum requirements for refuse enclosures per DS Sec.6-01 and Figure 3 which is attached to the hard copy of this letter with the rolled up redlined plan set.

13) DS Sec.2-02.2.1.A.32: Revise the site plan to show the required 14-foot x 40-foot clear approach for the refuse vehicle in plan view. Verify that the trash container is set so that the refuse vehicle can easily access the container per DS Sec.6-01.

14) DS Sec.11-01.9: Revise detail 5/C2 on Sheet C2 of the site plan at the northeast property boundary to ensure that the required 2-feet setback to the proposed limits of grading, fill slopes, and wall construction has been met.


GENERAL COMMENTS:

Please provide a revised site plan and a drainage statement that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

Further comments may be generated upon resubmittal of the site plan and drainage statement reviews. Please enclose "redlines" with the resubmittal package for reference.
