COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning acknowledges the completion of the covenant. Provide on the site plan the recording (docket and page) information for the covenant.

2. DS 2-02.2.1.11 Are the existing gates and fence, located at the northwest and northeast corners of the building, to be removed and not replaced? If they are to remain or be relocated provide location of the fence and any gates that may be used to provide separation between public and nonpublic areas.

Indicate the width of the PAALs north and south of the new parking spaces located along the west side of the new construction. If these PAALs are to be one way clearly indicate the direction of travel.

The PAAL, turnaround area and loading zone for the billboard are required to meet the requirements of the LUC Sec. 3.3.7.3 for surfacing materials. Vertical curbs will be required along the west side of the turnaround area and completely around the loading zone.

The indicated flush curb along the south property line is required to be vertical curb to prevent damage to the landscape border. Barriers will be required at the drainage apron indicated by note #15.

3. DS 2-02.2.1.31 In the existing and proposed use, note#2, the use should read as follows: "Retail Use Group, Heavy Equipment Sales "34", subject to: Sec. 3.5.9.3".

4. DS 2-02.2.2.A.3 Provide the maximum allowed Floor Area Ratio (FAR) and the proposed FAR. The floor area ratio is the relation between the floor area of all buildings to the square footage of the lot. It has nothing to do with setback areas. Revise calculation. See LUC Sec. 3.2.11.

5. The existing setbacks, indicated in note #8, are incorrect. Revise note.

6. Depending on changes to this plan and responses to the above comments, additional comments may be forth coming.

2. A 6' wall is required for loading areas within 100' of Grant Rd. LUC Table 3.7.2-I.

3. Revise the site and landscape plans to provide curbing or other suitable barrier for landscape areas within and adjacent to the display area. LUC 3.7.2.3.B. Verify that protection is provided for 6' vegetative screen within display area.

4. Any requirements not met must be reviewed by The Design Review Board (DRB) will review all variance requests from the Landscaping and Screening Regulations as provided in Sec. 5.1.8.3.G and forward a recommendation in accordance with Sec. 5.1.8.2.F

5. Include with re-submittal approval documentation. Indicate on the lower right hand corner of the site plan, the variance case number, date of approval, and any conditions imposed.

6. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plans.

SUMMARY: The west portion of the parcel lies partially within the Grant Auto Care Center Development Plan and within lots 18, 19, 20, 25, and 26 of Grant - Dragoon Industrial Park. Engineering Division of Development Services Department has received and reviewed the plan 2nd re-submittal of the site plan and does not recommend approval of the site plan, grading plan, and floodplain use permit application until the following comments are addressed.

SITE AND GRADING PLAN REVIEW COMMENTS:
1) Tucson Code 26-8(b)(1): Explain in the drainage report which type of Zone X-shaded is applicable to this site and provide discussion of the impact to the project given location of the project within the X-Shaded zone region.
2) DS Sec.2-02.2.1.A.32: Provide dimensions for refuse container interior on detail or planview to clarify minimum inside clear dimension of 10 feet by 20 feet between bollards that are required between containers and enclosure's rear and sidewall.
3) DS Sec.11-01.4.1.C.4: Provide a detail showing how west drainage swale will be constructed to convey flows from the north equipment display area to assure equipment display area will drain positively, and to assure that this swale directs stormwater toward front of project and away from parcel at 1790 W Sahuaro Dr. Clarify detail section C-C on sheet 2 for the Sections and Details sheet.
4) DS Sec.11-01.16: Add note that a special inspection is required for the passive methane vent well system. Also, prior to final inspection, provide geologist's field reports regarding inspection during construction and after construction of the methane systems.
5) Tucson Code Sec.26-23: Provide a SWPP plan/report for this project as none was found in the submittal package. Call to discuss items needed for the completion of the SWPPP.

For resubmittal provide three copies of the revised Site Plan sheets, three copies of the Grading Plan sheets, 2 copies revised drainage report, one copy of the Landfill Methane Development Plan report, Floodplain Use Permit Application, Grading Permit Application, 3 copies of the SWPPP plans, and a response letter.
