This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IBC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Jim Singleton. Sprinklered Alarms A-1/A-3/B/M No Change II-B-AS 26,104 Yes Yes Special Inspection is required for the following items: N/A The following items are acceptable for deferred submittals: N/A GENERAL COMMENTS: General The plans have been reviewed to the 2003 ICC/ANSI 117.1, 2003 IBC Chapter 11 and January 1998 ADDAG Accessibility Guidelines. ARCHITECTURAL COMMENTS: Sheets A2.1 and A3.1 The 2 doors in series do not provide the required space between the doors. The minimum required space is 48”, plus the width of the door’s encroachment into the space. Thus, a minimum of 48” + 36” is required for this configuration. If the outer door is swung out, this problem is eliminated. Reference 2003 ICC/ANSI 117.1, Figure 404.2.5 (c), and 1998 ADDAG Section 4.13.7. STRUCTURAL COMMENTS: Reviewed and accepted. PLUMBING COMMENTS: Reviewed and accepted. MECHANICAL COMMENTS: Not part of this review. ELECTRICAL COMMENTS: Reviewed and accepted. ENERGY CODE COMMENTS: There does not appear to be any modifications to the building envelope or systems that triggers the IECC Chapter 1. ACCESSIBILITY COMMENTS: See the Architectural comments on Sheets A2.1 & A3.1 and revise the plans to resolve the discrepancies. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. The purpose of the review is to review any work outside of the existing building. A site plan and a site plan application were not submitted, so it is not clear if the scope of the work extends to outside the building. This office recognizes the purpose of the construction work is to bring the building/site up to current ADA standards. Please clarify. Provide a site plan showing any new construction to the parcel.
