1. Add a general note to the plan that the entire property lies within City of Tucson Regulatory Flood Hazard Area. DS 2-02.2.1.A.15.

2. In a general note provide the water surface elevation and include the datum. The water surface elevation is 2427.4' and the datum used for this elevation is NAVD 1988. DS 2-02.2.1.A.15.

3. The required finish floor elevation is 2428.4'. Add a note to the plan providing the required FFE and the datum (NAVD 1988).

4. Provide a general note on the site plan that this development contains a requirement that the applicant, or the applicant's authorized representative, complete an Elevation Certificate and is returned to the Development Services Department (DSD) Engineering Division prior to approval of the pre-slab inspection and the final inspection. Both of the original elevation certificates must be returned to the DSD Engineering Division.

ARCHITECTURAL COMMENTS
General
1. Note and specify that the shower area and shower tub walls shall be finished with a
nonabsorbent surface to a height of six feet above the floor. Reference IRC Section
307.2.
2. Provide attic ventilation calculations for all concealed attic spaces; include required and
provided net free ventilation area. Indicate the size, type, wire mesh and location of attic
ventilation. Provide the following note, if applicable: "Where eave or cornice vents are
installed insulation shall not block the free flow of air. A minimum of 1 inch space shall
be provided between the insulation and roof sheathing at the location of the vent”.

3. For thin coat stucco systems over foam board, note and specify the ICBO Evaluation
Report number, system name and manufacturer and show complete wall details.

4. Specify required installation for the weather-resistant sheathing paper or other approved
material. Reference IRC Section R703.2.
5. Depict and show all roof slopes, size and materials for roof drains, downspouts, gutters,
overflows and scuppers. Reference IRC Section R106.1.1, R903.4, UPC Appendix D.
6. The maximum riser height shall be 7 3/4 inches and minimum tread depth shall be 10
inches. Reference IRC Section R311.5.3.
7. The minimum height of guards shall be not less than 36 inches. Openings in guards
shall have intermediate rails or ornamental closures that do not allow passage of a
sphere 4 inches in diameter. Reference IRC Section R312.
8. Specify types and sizes of windows. (i.e. single hung, sliders etc.)
9. Clarify if roof is to be designed as walking deck. Sheet 6 indicates guard rail at roof.

5. Specify all structural material types, species, grades, etc. and depict the construction of
all walls, roofs, floors and braced/shear walls. Wood stud and steel stud construction
shall be shown to comply with the prescriptive requirements of applicable IRC Sections
or the components shall be designed by an Arizona Registrant. Wood, steel, masonry
and concrete components shall comply with prescriptive/empirical design requirements
of IRC Sections or shall be designed by an Arizona Registrant. Reference IRC Section
R301.1.3, R401, R501, R502.2, R505, R601, R602.10.10, R603, R604, R801, R1001,
R1003.
6. Indicate all braced wall panel locations. Specify the method of bracing and materials to
be used. A sealed lateral analysis, prepared by an Arizona Registrant, when the bracing
does not comply with the conventional prescriptive provisions. Reference IRC Section
R301.1.3, R602.10.10.
7. Floor joists must be within the load and span limitations of IRC Table R502.3.1 (1) and
(2).
8. Specify design wind and seismic criteria and required floor live load, roof live load, attic
live load and dead loads used for selection of joists, beams and girders. Reference IRC
Section R301.
9. Identify and specify structural sheathing for walls, floors and roofs. Reference IRC
Section R503, R604, R803.
10. Show required holddowns and sill anchorage for braced wall panels, or as specified on
engineer’s sealed lateral design or as required for all alternate braced wall panels, on
the foundation plan. Reference IRC Section R602.10.6, R602.10.8, R602.11.1,
R603.7.2.
11. Provide complete truss calculations and truss layout plan. Truss designs submitted must
include all types and be designed for the loading conditions, span, slope, and spacing
designated on the framing plan. Reference IRC Section R502.11, R802.10.
12. Truss calculations must be signed, dated and sealed by an Engineer in responsible
charge for the truss design as a bona fide registrant in the State of Arizona. Reference
IRC Section R106, R301.1.3.
13. Roof trusses shall be attached to wall plates with approved connectors that have a
resistance to uplift of not less than 175 pounds. The fastener connection to the truss
shall be in accordance with the truss manufacturer’s specifications. Reference IRC
Section R802.10.5.
14. This project does not meet the provisions of the IRC for conventional light frame
construction for wall bracing requirements and maximum unsupported stud height. A
sealed lateral analysis by an Arizona registrant will be required. Reference IRC Sections
R602.10 thru R602.10.7. and Table R602.3(5).

1. Provide combustion air for all liquid and solid fuel-burning appliances including size,
type, and location of openings. Reference IRC Chapter 1701.
ELECTRICAL COMMENTS
General
1. The electrical panel schedule indicates a water heater, however the gas line diagram
indicates gas water heater. Clarify and revise as necessary.
MODEL ENERGY COMMENTS
General
1. Provide on the architectural drawings a calculation to determine the percentage of
glazing in the gross area of the exterior walls. Calculations to verify compliance with the
jurisdiction’s adopted Energy Conservation Code are required when the glazing area of
a detached dwelling exceeds 15-percent of the gross area of the exterior walls.

2. Identify on the mechanical drawing the required insulation R-value for all HVAC ducts.

building thermal envelope shall be noted to be caulked, weather-stripped, wrapped or
otherwise sealed to limit uncontrolled air movement. Reference IRC Section

OUTDOOR LIGHTING COMMENTS
General
1. Provide catalog cuts of all outdoor lighting fixtures identifying fixture shielding or non
shielding installation conditions and output lumens for each outdoor lighting fixture.
2. Provide on the drawing appropriate tabular calculations that identify Outdoor Lighting
Code site designation, total site area, allowable lumens per Table 5.1, conditions for
installation of outdoor lighting fixture type, total lumens allowed at the site, maximum
unshielded lumens at the site, and the actual installed lumens at the site for each fixture
