COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.4 A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.
1. Show the subject property approximately centered within the one (1) square mile area.
2. Identify conditions within the square mile area, such as major streets and
watercourses.
3. Section, township, and range; section corners; north arrow; and the scale will be labeled.

2. DS 2-05.2.1.5 Provide lot dimensions and bearings. The 91' indicated on the south property line does not appear to be correct. Per the county assessors records 10' has been taken from the south end of the property thus lengthening the south property line where it joins the 45 degree angled portion of the corner. By scaling the east property line it appears to be short by about 2.5'. Clarify.

3. DS 2-02.2.1.6 Provide dimensions of the footprint of the existing structure.

Indicate the wall heights of the exiting structure.

Provide a copy of the last approved site plan. A search of the aerial photos indicate a building which appears to be a single family residence on the north portion of the property which does not match the building footprint indicated on the site plan. Provide documentation cleanly indicating that a demo permit was obtained to remove what appears to be a single family residence on the south portion of the property.

The scope of work on sheet T-1 indicates that this is a change of use from a single family residence to a day care use. Reference site plan note #1 on sheet C-1 indicates that there is no change of use. Clarify.

Remove reference site plan notes #2, #3 and #4 from page C-1. These notes do not apply to this project.

4. DS 2-02.2.1.8 Provide a detail of the required handicap parking sign. The minimum distance from grade to the bottom of the main sign is seven (7) feet as per City of Tucson standards. A copy of the required verbiage for the handicap sign can be obtained at the front counter here at DSD.

Clearly indicate the maximum slope of the handicap parking space and the access aisle. Per ANSI 117.1-2003 Sec. 502.5 the max. slope is 1:48.

5. DS 2-02.2.1.10 Provide location of future sight visibility triangles. See engineering comments.

6. DS 2-02.2.1.12 Clearly indicate the location of the truncated domes for the handicap ramps on the site plan. Truncated domes are required on the landing where the handicap access aisle meets the landing. Required for the full width of the access aisle with a minimum depth of 24".

7. DS 2-02.2.1.13 If applicable, provide location, type, height and size of any existing or proposed signage. This includes billboards. If none please state such.

8. DS 2-02.2.1.19 Provide dimensioned right of ways, including MS&R right of way for Bilby Road. Provide location of the future curb along Bilby Rd. See engineering comments.

9. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type.

10. DS 2-02.2.1.31 Provide as a note the existing and proposed use.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the Site Plan.
2. The most recent aerial photo of the building does not match what is depicted on the site plan. Please modify site plan to represent actual footprint of building and/or clarify. If building is to be removed demo permit will be required.
3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
4. DS Sec.2-02.2.1.A.12: Clarify on the site plan that all handicap access ramps at crosswalks or at the transition of a pedestrian circulation area to a vehicular use area has the required detectable warning devices (truncated domes). Sidewalk and truncated domes required for ingress/egress location.
5. Provide location map per D.S. 2-02.2.1.4. A small project location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum of 3" = 1mile, and provide the following information:

8. Modify existing sight visibility triangle from PAAL to Local Street for ingress/egress onto Euclid Ave. PALL to Local is Near = 185' and Far 110'. Correct near side to show 185' per D.S. 2-02.2.1.10.
9. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
10. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required 6-foot wide sidewalk with curb along the street frontage of Bilby Road. Provide dimensions on site plan to show the dimension of existing sidewalk. Per the adopted Mayor and Counsel policy all sidewalks along MS&R right-of-ways for arterial and collector streets require 6-foot wide sidewalks.
11. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required 5-foot wide sidewalk with curb along the street frontage of Euclid Ave.
12. Fully dimensioned curb radii for back up spur.
13. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
14. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. As part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
15. Provide dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
16. DS Sec.2-02.2.1.A.18: Revise the site plan to call out Bilby Road as a Major Streets and Routes (MS&R). Provide a note stating that the site plan is in conformance with the MS&R overlay zone criteria.
17. Show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.

28. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.

30. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
31. Please show the proposed roof drainage patterns, provide drainage arrows and locations of all concentration points. Specifically show roof down spout locations from existing and proposed buildings at pedestrian circulation areas, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required.
32. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
33. DS Sec.2-02.2.1.A.8: Provide typical parking space detail for parking areas. Provide site plan parking dimensions, note and parking details for both standard and handicap parking, together with access thereto. See DS Sec. 3-05.2.0.B.1 for minimum parking standards.
34. Clarify the area just west of handicap parking space. Is there any curbing? Or is this striping. Access ramp does not need truncated domes if it is not entering a PAAL.

Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a

3. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

Revise the street landscape border at the corner of Euclid Avenue and Bilby Road. A 10-foot landscape border must be maintained at this radius corner. If necessary revise property line location to be correct at this corner and show all property dimensions correctly. LUC 3.7.2.4.A.1

7. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.
