The current submittal of the plans and calculations do not provide sufficient information in order to complete a full review (i.e. roof slope and direction, accessible exits and routes, protection of the exterior column and beam on the east end of the building, bearing heights, guard and handrail details, ramp and stair details, etc.). In addition, the structural calculations and plans do not appear to be coordinated (i.e. the span of the roof joists, the connection of the roof joists to the center beam, verification that the existing 6x6 column can support both the existing and new loads, no lateral analysis, connection of the addition to the existing structure, etc). Please provide sufficient coordinated information in accordance with section 106.1.1 of the 2003 IBC. Due to the lack of information and coordination with the submittal documents, additional comments may be generated upon future reviews.

1) PLEASE PROVIDE CODE ANALYSIS FOR ENTIRE BUILDING. COMMENT REMAINS: The current submittal still fails to provide a code analysis for the entire facility. In addition, the registrant for the project has stated on the site plan that he is only addressing the structural engineering for the addition and not the total scope of the project. Please provide a registrant for the remaining scope of the project in accordance with the submittal requirements of the City of Tucson and the Arizona State Board of Technicial Registration.

2) PLEASE SUBMIT PLANS WITH MINIMUM 1/8" FONT SIZE FOR DETAIL PAGES. COMMENT REMAINS.

3) THERE ARE MULTIPLE REFERENCES TO THE INTERNATIONAL RESIDENTIAL CODE. YOU MUST USE THE INTERNATIONAL BUILDING CODE FOR COMMERCIAL STRUCTURAL APPLICATIONS. COMMENT REMAINS: Please revise all code references to the applicable codes as adopted by the City of Tucson per section 106.1.1 of the 2003 IBC. The current submittal references that all wiring size and layout to comply with the International Energy Conservation Code (IECC) insted of the 2002 National Electric Code

4) CLARIFY WHAT WILL BE STORED IN NEW AREA. CLARIFY OCCUPANCY OF NEW STORAGE AREA (S,F OR H). COMMENT REMAINS. The site plan indicates that this is a storage addition to an existing warehouse, but the denoted use is F-1. Please provide additional information regarding the use and the materials to be stored in the facility and revise accordingly.

5) PROVIDE DETAILS FOR LINTELS AT MASONRY OPENINGS. COMMENT REMAINS: Please provide structural calculations for the masonry lintel over the man door and coordinate the information within the plans per section 106.1.1 of the 2003 IBC.

6) JUSTIFY PER IBC TABLE 602 THE FIRE RESISTANCE OF BEARING WALL LESS THAN 10' FROM PROPERTY LINE. REF KEYNOTE 8,9 PP4 AND DETAIL 4 PP 3. COMMENT REMAINS: The current submittal still fails to address the protection of the beam and column on the east end of the structure. Please provide accordingly per section 106.1.1 of the 2003 IBC.

TRANSMITTAL DATE: August 13, 2007

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning has completed a cursory review on the plan. Based on how the following comments are addressed additional comments and/or reviews may be required.

2. Zoning has reviewed the building plans and the attached approved building and site plans. After a discussion with DSD Engineering it appears that proposed building may not be allowed within the erosion hazard setback, contact Elizabeth Eberbach @837-4934 for further clarification.

3. Per the provided approved building plans the proposed covered storage was not built due to flood plain issues. This said, if there are not permits for this covered storage then the proposed building expansion is required to meet current building setbacks. Per LUC Sec. 3.2.6.4, based on a development designator "31", perimeter yard indicator "DD", the required building setback to the south and east R1 zoned properties would be one and one half (1-1/2) the height of the building. The proposed canopy on the east end of the proposed addition would also need to meet this setback.

4. There appears to have been two (2) roof structures already added to the existing structure. One (2) on the east side and one (1) on the north side. Provide permit documentation for both structures.

5. The site plan appears to show an expansion of the vehicle use area, the proposed "NEW ASPHALT DRIVEWAY" and "NEW LOADING ZONE" area. This said provide a vehicle use area expansion calculation. This expansion may required a development plan and full code requirements, i.e. parking, screening, landscape etc.

6. Provide a copy of the rezoning conditions for case number C9-81-21 so that zoning can verify that all conditions are complied with. For you information if there are addition conditions not shown on the current site plan, and depending on the type of condition, a development plan maybe required.

7. There appears to have been a lot split done on this parcel along the north property line. Provide documentation that shows that this lot split has been processed and approved by The City of Tucson, Development Services Department.
