Tucson, Arizona Re: Plan Review: Duplex Address: 1211 S. 11th Ave Dear Mr. Michael; Bureau Veritas North America has completed a First review of the following documents on behalf of the City of Tucson: 1. Plans: Two (2) sets of plans (6 sheets, 1 through 6) no stamps or dates. These documents were reviewed only for their conformance to the provisions of the 2003 International Building Codes (i.e., State of Arizona and Pima County amended 2003 IRC, 2003 IMC, 2002 NEC and 2003 IPC). Our comments follow on the attached list. Please submit an itemized response letter and required number of complete and revised documents with all revisions clouded. These documents were reviewed only for their conformance to the provisions of the 2003 International Building Codes, 2003 International Residential codes, (i.e., State of Arizona and Pima County amended 2003 IRC, 2003 IMC, 2002 NEC and 2003 IPC). B. Please respond in writing to each comment by marking the attached comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance. C. These plan review comments are based on building code items only. If site-related comments are applicable to this project, they will be generated by others (e.g., City Engineering, Public Works, Health, etc.). GENERAL COMMENTS: Provide and accurate index to drawings on the first sheet of the set. Provide a square footage summary for each of the following: livable, garage, covered patios, and porches. All options must be clearly identified. 2003 IRC Section R108.3. Locate and identify heights of all ceilings. Include hallways, utility rooms, walk-in closets. IRC Section R304.3. Provide dimensions for skylights. IRC Section 106. Glass in hazardous areas shall be safety glass. Specify on applicable floor plans and elevations. 2003 IRC Section 308. ROOF PLAN COMMENTS: Note weights of all plies and coating of all built up roofing. 2003 IRC Section R905.9 Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also indicate the type and location of attic ventilation. Provide the following note, if applicable: “Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent”. 2003 IRC Section R806. FOUNDATION PLAN COMMENTS: Provide clarification for note 2 on Foundation plan. Note and specify surface drainage. 2003 IRC Section R401.3 Provide note: Footings shall be on undisturbed soil or approved fill 2003 IRC Section R403. Specify depth and size of all footings and pads. 2003 IRC Section R401. FRAMING PLAN: Specify design criteria: floor and roof live and dead loads. 2003 IRC Section R301. Show required holddowns, as specified on lateral design or as required for all alternate braced wall panels, on the foundation plan. TRUSS SYSTEMS: Trusses can be submitted as a “Deferred Submittal” . However, they must be submitted and approved prior to their fabrication. MECHANICAL PLAN COMMENTS: Specify HVAC Equipment. 2003 IRC Section M1301.3. Show that ducts meet the minimum requirements of 2003 IRC Section M1301.3. Appliances having an ignition source shall be elevated such that the source of ignition is not less than 18 inches above the floor. 2003 IRC Section M1307.3. END OF REVIEW COMMENTS |
