Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

I. SITE PLAN:
1. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. The City of Tucson has not adopted the 2006 IRC yet, and an appeal to the Building Official will be required for the use of the IRC for plumbing design.
2. Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005.
3. Define main service drop from power pole as overhead or underground.

II. FOUNDATION:
1. Specify and locate all foundation hold-downs (at quarter points) for brace wall panels, R403.1.6, R602.10.3, R602.10.6.
2. Specify minimum 7" embedment for all anchor-bolts on the foundation plan, R403.1.6.

III. FLOOR PLAN:
1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2.
2. Provide the location of tempered glass (within 18" of the floor, 24" of doorways, and when less than 60" above tub/shower floors), R308.4.
3. Please remove all duplicate plan pages for clarification.

IV. STRUCTURAL PLAN:
1. Provide holdowns with an uplift capacity rating of at least 1800 lbs. for use with alternate braced wall panels, R602.10.6
2. Provide braced wall panels centered at least every 25' on guesthouse, Table R602.10.1.
3. Provide braced wall locations consistent with minimum width requirements (min. 4' and 2'8" respectively).
4. Specify size of kitchen Glulam on roof framing plan and respective supporting members.
5. Specify size of existing joists under proposed AC rooftop unit.

V. ELEVATIONS:
1. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6.
2. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply.

VI. SECTIONS - DETAILS:
1. All cross-sections shall be cross-referenced to the respective floor plan and framing plan.

VII. PLUMBING PLAN:
1. Provide complete plumbing plan designed in accordance to the 2003 UPC or submit an appeal to the Building Official for use of the 2006 IRC.

VIII. OUTDOOR LIGHTING CODE:
1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation on the plan in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations (the total unshielded limit for area E3 is 12,000 lumens per acre).
