The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IBC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan.

Please revise the Code Analysis Data to show the correct adopted Codes. The adopted Energy Code is the 2003 IECC with local amendments. The 2003 IBC adopts by reference the 2003 ICC/ANSI 117.1, which requires 1 Van Accessible space for each 6 accessible parking spaces or fraction thereof, IBC Section 1106.5. Therefore, with 15 total accessible parking spaces provided, there should be 3 van accessible spaces provided. Please show where all of the accessible spaces are located.

The “Unlimited Area” number on the A-3 Code Analysis Data is not valid for an A-3 Occupancy. Reference IBC Section 507.

On “Demo. Toilet Plan #5” Keynote #1 is shown in 4 places that seem inappropriate at the existing toilet room entry doors and at the showers. Please confirm and correct as appropriate. Reference IBC Section 106.1.1.

The minor structural components have been reviewed and accepted.

PLUMBING COMMENTS:
Sheet P1.2
Please correct the Plumbing Fixture Schedule, which shows no fixture units for the showers. UPC Table 7.3 requires using 2 FU’s for a shower in calculating the required sewer piping sizes.

Comments:

1. The plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been revised to address the following Zoning review comments.

2. A disabled parking space and access aisle is proposed along the east west side of the Ball Fields. The new sidewalk area and access ramps must be provided with truncated domes where the pedestrian area transitions onto the vehicular use area including onto the access aisles. Per DS 2-08.5.1.C, All sidewalks must be constructed of concrete or any surface equivalent in smothness, hardness and durability. Asphalt is not and allowed use for compliance with this standard.

(Truncated domes are required at all access ramps and at areas where the sidewalk is flush and transitions from the sidewalk to the vehicular use areas. This includes at the H.C. access aisle that transitions from the sidewalk onto the aisle.)

3. Label the maximum slope allowed for handicapped parking spaces and access aisle that serve the parking spaces. The maximum slope allowed per ANSI section 503.4 is 1:48 (2%). Label the slope on the handicapped parking space detail and access aisle.

4. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved and stamped site plan. Additional comments may be forthcoming.
