This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: 1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Specify and locate all foundation hold-downs for brace wall panels at Shear Wall "A" four locations shown on Floor Plan sheet 2, R403.1.6 & R602.10.3 or R602.10.6. FLOOR PLANS: 1. Show compliance with R310 providing egress from bedrooms by showing a consistent window size for the existing bedroom (with in-fill window). The South Elevation shows 3050SH, but the Floor Plan shows 2050 (verify a compliant opening). 2. Show compliance with R408 proving under-floor space ventilation with openings not less than 1 sq. ft. Show the location of a minimum 18"X24" access to under floor space that exceeds 30SF, R408.3. 3. Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807. STRUCTURAL PLANS: 1. Revise Framing Note #14, sheet G-1, replacing Floor Live Load with 40 PSF, Table R301.5 City of Tucson Amended. 2. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation. Include the heatpump/furnace/AC point load in the design criteria. 3. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. ELEVATIONS: 1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. SECTIONS - DETAILS - MISC. NOTES: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 2. Revise General Note #23, sheet G-1, replacing moisture resistant gypsum board with fiber-cement board, R702.4.2. PLUMBING PLANS: 1. Note on plans that Plumbing shall comply with the 2003 Uniform Plumbing Code with state/local amendments. The plans should reference this code, or appeal to the Building Official for IRC design approval. Revise Plumbing Note #1 sheet G-1. 2. Show the supply line diameter determined by Table 6-5 assuming 46 to 60 psi. Show the water service line diameter and point of connection for both the addition hot and cold lines. A 1" water pipe should extend from the meter to either the water heater or first bathroom group. MECHANICAL PLANS: 1. Provide an equipment specification list including the heatpump/furnace/AC (heat source required), M1302.1. 2. Show location of access, catwalk and working platform for heating or air conditioning equipment located in the attic. Show provisions for and route of secondary condensate drain, M1305.1.3. The size and weight of attic or roof mounted equipment is required for the truss design. 3. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Indicate the location of convenience outlets and light switches for any attic heating and air conditioning equipment. Service outlet must be within 25' of equipment. (E3801.11 and E3803.4) INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the placement and "R" value for floor insulation, N1101.3.1.
