A. The following plan review comments are based on the City of Tucson Building Regulations and referred to the 2003 International Building Code.

B. Please respond in writing to each comment by marking the attached comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance.

C. These plan review comments are based on building code items only. If site-related comments are applicable to this project, they will be generated by others (e.g., County Engineering, Public Works, Health, etc.).


GENERAL REQUIREMENTS:

The City of Tucson has adopted the 2003 IRC. Remove all other references.

Remove all notes “Preliminary set – Not for construction”.

Provide an accurate index to drawings on the first sheet of the set.


FLOOR PLAN COMMENTS:

All “specs” that are referenced on plan must be provided.

Indicate the location of the T and P relief line from the water heater to the exterior of the building. Note the T and P relief line to be full size steel pipe or hard drawn copper tubing extending to the exterior of the building and terminating in a downward position not more than 2 feet or less than 6 inches above grade. The T and P relief line shall not terminate over walkways, patios, carports or other similar areas. IRC Section P2803.6.1.

Openings between the garage and residence shall be equipped with solid wood doors not less than 1 3/8-inch thick, or shall be 20-minute fire-rated doors and shall be maintained self-closing and self-latching. Amendment to IRC Section R309.1.

Every sleeping room and basement with habitable space shall have a least one window minimum net clear opening 5.7 square feet (minimum 5 square feet net clear opening at grade floor), minimum opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency egress. IRC Section R310.1.

Appliances having an ignition source shall be elevated such that the source of ignition is not less than 18 inches above the floor in garages. For the purpose of this section, rooms or spaces that are not part of the living space of a dwelling unit and that communicate with a private garage through openings shall be considered to be part of the garage. IRC Section M1307.3.

Glass in hazardous areas shall be safety glass. Specify on applicable floor plans and elevations. IRC Section 308.


FIREPLACE REQUIREMENTS:

Factory built fireplaces (zero-clearance) shall be listed by an approved listing agency. Specify make and model number and provide the approval number of the testing agency.


ELEVATION COMMENTS:

Glass in hazardous areas shall be safety glass. Specify on applicable floor plans and elevations. IRC Section 308.


FOUNDATION PLAN COMMENTS:

Note on the drawings the allowable soil bearing pressure used in the design of the footings.

Provide note: Footings shall be on undisturbed soil or approved fill. IRC Section R403.

Provide note: All plates (interior and exterior, load bearing and non-load bearing) shall be pressure treated or foundation grade redwood. IRC Section R403.1.6. All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Indicate the slopes for exterior slabs.


FRAMING PLAN COMMENTS:

Show how veneer is attached.

Provide shearwall at corner by slider at master bedroom.

Specify lumber grade and species. IRC Section R602.

Specify design criteria: floor and roof live and dead loads. IRC Section R301.


TRUSS SYSTEMS: Trusses can be submitted as a “Deferred Submittal”. However, they must be submitted and approved prior to their fabrication.


MECHANICAL COMMENTS:

Provide a minimum 4 inch diameter moisture exhaust vent for clothes dryer, or as required by the clothes dryer’s listing and the manufacturers installation instructions provided that is to be presented prior to construction. IRC Section M1501.1.

The Clothes dryer exhaust duct shall be at least the diameter of the appliance outlet and shall terminate on the outside of the building. It shall not exceed 25 feet in length with reductions for bends. The duct shall terminate not less than 3 feet from a property line. IRC Sections M1501 and R302.2.

Show condensate line and secondary condensate line. IRC Section M1411.3 and M1411.3.1.

PLUMBING COMMENTS:

Provide a gas isometric with length of line (horizontal and vertical) to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the meter.

Provide a drainage pipe isometric showing all drain, waste and vent piping.

Note that drainage piping serving fixtures which have flood level rims located below the elevation of the next upstream manhole cover of the public sewer shall be protected from backflow of sewage by a backwater valve. IRC Section P3008.

Specify materials for gas pipes.

Provide a detail for island sink venting.


ELECTRICAL COMMENTS:


Smoke alarms shall receive their primary power from the building wiring with battery backup. Wiring shall be permanent without a disconnecting switch other than those required for overcurrent protection. IRC Section R317.2. Smoke alarms cannot be on arc fault circuit.

Where ceiling fans are shown on the plans, provide a note indicating that only approved outlet boxes shall be used. NEC Article 370-27©, IRC Section E3904.4, E3805.8 and E4001.6.

1. The site and building plans have been denied by Zoning at this time until the grading plan has been approved. Any changes to the site or building plans that are required due to comments related to the grading plan must be made to both the site and building plans. The site and grading plans must match.

(GRADING COMMENTS)

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Please address the following zoning comments.

a. The grading plan must include the line that represents the 50-foot study area. It appears that the limits of disturbance exceed the limits as depicted on the PPO plan.

No construction may occur within the 50-foot study area without review and approval of the special application of the WASH ordinance. If such an application has been processed please submit a copy of the approved and stamped plan with the next submittal package.

b. Please verify with the landscape section reviewers about the requirements for a Conservation Easment over a portion of this lot. Provide the required documents for review with the next submittal prior to recordation.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved and stamped site plan. Additional comments may be forthcoming.
