COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes.

The project information block portion of the site plan does not meet the minimum 12 pt requirement as indicated in the above comment. Revise.

2. DS 2-02.2.1.4 The location map as indicated on the site plan (sd1) meets the code requirements. Please revise the location map on the first sheet (sd0) to match.

A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.

a. Identify conditions within the square mile area, such as major streets and
watercourses. Indicate the location of 6th Ave., Bilby Rd., and the Airport Wash Drainage Way.


3. DS 2-02.2.1.8 On the site plan clearly dimension the length of the vehicle parking spaces.

Per DS 3-05.2.1.3 the handicap parking space located adjacent to the fence is required to be ten (10) feet in width. When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required
width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists.



4. DS 2-02.2.1.9 Per DS 2-09.3.2 The access to the bicycle parking spaces must be separate from the pedestrian circulation path. Bicycle access to a parking facility may cross a pedestrian way at a right angle. Vehicular use areas may be used as bicycle access.

A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours.

FYI: Per DS 2-02.4.3 bicycle parking facilities will be separated from vehicular use areas by a barrier or sufficient distance to prevent damage to the parked bicycles.

5. DS 2-02.2.1.11 Provide graphically on the site plan the locations of the curbs as indicated in the following comment.

Per DS 3-05.2.3.C Provide curb or barriers at the edge of the paving along the north side of the paved area in the rear of the proposed building. This is required in order to prevent vehicles from driving onto unimproved portions of the site. Curb or barriers will also be required along the south side property line and near the trash enclosure.

6. The following comment has not been fully addressed. The pedestrian refuge area and sidewalk must connect to the entrance located at the northeast corner of the building.

DS 2-02.2.1.12 A 4' sidewalk and a 5' pedestrian refuge area is required between a building and a PAAL. These will be required along the south and east sides of the proposed building. The pedestrian circulation path is required to connect all public access areas (door openings at the east side of proposed building). See DS 2-08.3.1, DS 2-08.4.1, DS 2-08.5.1

Provide dimensions for the sidewalk and pedestrian refuge areas.

Clearly indicate that the pedestrian circulation path (sidewalks) are physically separated from the vehicular use area.

The keynote call outs in this area are confusing. Notes #14 and #5 at the sidewalk on the south side of the building appear to be incorrect. Note #14 with leader to the building?

Please review all keynote call outs and revise. (example: #40 pointing to basin, #24 pointing to landscape buffer, #42 pointing to gate and irrigation sleeve, #24 pointing to property line, etc.)

This comment has not been fully addressed. A crosswalk and handicap ramp will be required to connect the pedestrian circulation path to the access aisle of the handicap parking spaces. Clearly indicate the location of the required handicap ramp or ramps at the sidewalk where the cross walk meets the sidewalk. Provide a detail of the handicap ramp clearly indicating width, slope, and location of truncated domes.

Review ANSI Standards 117.1-2003 Sec. 406.12, 406.13, 705.5 for location and type of truncated domes. The indicated truncated domes in detail 1-sd2 do not meet the requirements for location and type.

This comment has not been addressed. Handicap ramps will be required at the sidewalk in the right of way at the entrance. See engineering comments.

Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

Provide a detail of the handicap ramps with the required truncated domes and the correct slopes.

7. Depending on changes to this plan and responses to the above comments, additional comments may be forth coming.

Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses (i.e. Airport Wash), section, township and range, north arrow and scale. D.S. 2-02.2.1.A.4.

3. Detectable warnings (truncated domes) will be required at all curb access ramps or at any area where the sidewalk is flush with the asphalt. Provide detectable warning at the access ramps for the required 5' sidewalk located within the ROW. ICC/ANSI A117.1-2003 Sec. 406.13, D.S. 2-02.A.2.1.12. This is the second request.

4. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

The above comment is from the first review and needs to be revised. Remove the verbiage, "if shown on plans," from keynote 43.

5. Delineate on the site plan the FEMA floodplain limits for Zone X (shaded). Label the line weight appropriately. DS 2-02.2.1.A.15.

The above comment is from the first review and needs to be revised. Include the verbiage, "shaded," on the plan view callout for floodplain limits.

6. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. Revise the notation to be 12 point font. DS 2-02.2.1.A.17.

7. Dimension from street centerline the existing curb and proposed sidewalk location. Label to clearly define each dimension, i.e. existing curb and proposed sidewalk location. DS 2-02.2.1.A.21.

8. Provide on the site plan the existing and proposed onsite to offsite discharge discussed in the drainage report, section 4.0. SMDDFM 12.5. This is the second request.

3. Provide acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants. Such documentation includes photographs of the site taken from all sides of the property. Photographs of the site are necessary for NPPO approval per DS 2-15.2.0.C.
