COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes.

2. DS 2-02.2.1.4 A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.

a. Identify conditions within the square mile area, such as major streets and
watercourses. Indicate the location of 6th Ave., Bilby Rd., and the Airport Wash Drainage Way.

3. DS 2-02.2.1.7 The note in the setback requirements portion of the Zoning Code Information, on page sd1, for the required setbacks indicates that the developing area criteria is being used for the street perimeter yard setbacks. Provide documentation on how this site qualifies for developing area setbacks. If developed area setbacks are being used the required setback is 20' or 11/2 times the height of the structure, which ever is greater from the property line. The elevations indicate a building height of 14'-6" from grade, thus requiring 21'-9" setback from the front property line. Revise site plan and notes.

4. DS 2-02.2.1.6 In the notes for the size of the lot and building square footage there appears to be a drafting error as to location of the numbers lining up with the correct call out. Revise

5. DS 2-02.2.1.8 Clearly indicate the location of the wheel stops indicated in the parking spaces. Minimum 2'-6" from front of wheel stop to curb.

Clearly indicate on the plan the maximum slope of the handicap parking spaces and access aisle per ANSI standards. (1:48 slope max.)

The provided handicap parking sign indicated on site plan is incorrect. I have attached a copy of the correct verbiage to the site plan. Per City of Tucson standards the minimum distance from grade to the bottom of the sign is seven (7) feet, provide on detail.

6. DS 2-02.2.1.9 Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.

7. DS 2-02.2.1.11 Add a note stating that the gates at the point of entrance will remain open during business hours.

Per DS 3-05.2.3.C Provide curb or barriers at the edge of the paving along the north side of the paved area in the rear of the proposed building. This is required in order to prevent vehicles from driving onto unimproved portions of the site. Curb or barriers will also be required along the south side and near the trash enclosure.

8. DS 2-02.2.1.12 A 4' sidewalk and a 5' pedestrian refuge area is required between a building and a PAAL. These will be required along the south and east sides of the proposed building. The pedestrian circulation path is required to connect all public access areas (door openings at the east side of proposed building). See DS 2-08.3.1, DS 2-08.4.1, DS 2-08.5.1

A crosswalk and handicap ramp will be required to connect the pedestrian circulation path to the access aisle of the handicap parking spaces.

Handicap ramps will be required at the sidewalk in the right of way at the entrance. See engineering comments.

Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

Provide a detail of the handicap ramps with the required truncated domes and the correct slopes.

9. DS 2-02.2.1.19 Remove the note regarding MS&R not being a part of this plan.

10. DS 2-02.2.1.20 If applicable, provide location of all existing or proposed easements and provide docket and page recordation information on the plan. There is a note on the plan indicating a joint sewer use agreement. If there is a sewer line easement across this property clearly indicate the location.

11. DS 2-02.2.1.13 If applicable, provide location, type, size and height of any existing or proposed signage including billboards

12. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type.

13. Depending on changes to this plan and responses to the above comments, additional comments may be forth coming.

DRAINAGE REPORT IS APPROVED

1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. Revise all lettering to be at least 12 point.

2. Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses (i.e. Airport Wash), section, township and range, north arrow and scale. D.S. 2-02.2.1.A.4.

3. The length on the near side sight visibility triangle is not correct. The correct length is 185'. Revise the site plan to show the correct length. DS 2-02.2.1.A.10.

4. Per the Transportation Access Management Guidelines (TAMG) for an ingress/egress to a local street 18' curb returns are required. Indicate 18' curb returns for the ingress/egresses to Missiondale Road. TMAG was adopted on March 17, 2003 by Mayor and Council. DS 2-02.2.1.A.11.

5. Sidewalks are required as part of new development of all properties. All new development shall provide 5 foot wide sidewalk along the entire length of the street frontage. Keynote 8 depicts the proposed sidewalk within the ROW to be 4'. This is not correct. Revise the site plan to show the proposed sidewalk along the street frontage to be 5'. DS 3-01.3.3.A.

6. Detectable warnings (truncated domes) will be required at all curb access ramps or at any area where the sidewalk is flush with the asphalt. Provide detectable warning at the access ramps for the required 5' sidewalk located within the ROW. ICC/ANSI A117.1-2003 Sec. 406.13, D.S. 2-02.A.2.1.12.

7. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

8. A minimum setback distance of five (5) feet for a pedestrian refuge area with a 4 foot sidewalk must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Provide a sidewalk and pedestrian refuge between the structure on the east and south side and the PAAL. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B.

9. Delineate on the site plan the FEMA floodplain limits for Zone X (shaded). Label the line weight appropriately. DS 2-02.2.1.A.15.

10. Provide general drainage patterns on the site plan. It is acknowledged this is shown on the grading plan, however it is a requirement per DS 2-02.2.1.A.16., to show the general direction of drainage.

11. Provide the proposed finish floor elevation and finish grades through out the site. DS 2-02.2.1.A.16.

12. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17.

13. Indicate if Missiondale Road is public or private and provide the recordation data (book and page). DS 2-02.2.1.A.18.

14. Graphically show on the site plan any easements that effect the property. Provide the recordation data, book and page and indicate if the easement is public or private. DS 2-02.2.1.A.20.

15. Dimension from street centerline the existing ½ ROW and the existing curb and proposed sidewalk location. Label to clearly define each dimension, i.e. existing curb, ½ ROW and proposed sidewalk location. DS 2-02.2.1.A.21.

16. Indicate the height of the existing wall indicated in keynote 20. Correct the spelling for wall. DS 2-02.2.1.A.22.

17. Is there an existing fence or wall located on the south boundary of the site? A proposed fence or wall? Clarify in the response letter and if applicable show on the site plan. DS 2-02.2.1.A.22.

18. Provide topographic contours at intervals not exceeding 2' and/or spot elevations as pertinent and Bench Mark based on the City of Tucson datum, include the book and page. DS 2-02.2.1.A.23.

19. The solid waste enclosure must have an inside dimension of ten (10) feet by ten (10) feet. Clearly indicate in detail 5 a clear inside dimension of 10'. DS 6-01.4.2.C.1.

20. Provide on the site plan the existing and proposed onsite to offsite discharge discussed in the drainage report, section 4.0. SMDDFM 12.5.

21. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.
