This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. This comment was not fully addressed. The truncated domes shown at the handicapped access aisle to the sidewalk are shown incorrectly. See redline. D.S. 2-02.A.2.1.12 Some type of curb access ramp is required at the handicapped parking space access aisle, show on plan. Detectable warnings (truncated domes) will be required at all curb access ramps. ICC/ANSI A117.1-2003 Sec. 406.13. 3. Clearly delienate the extent of the side walk near the office. Per D.S. 2-08.4.1.C a sidewalk is required adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building. D.S. 2-02.A.2.1.12 It appears that there are sidewalks around all sides of the proposed buildings, please clarify. Additional comments may be forth coming. 4. Ensure that all changes to the site plan are reflected on the landscape plan. 5. Zoning is willing to provide an over the counter review once all comments have been addressed. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN, DRAINAGE REPORT 1. Call out the length dimensions for the future sight visibility triangles. The near side length is 345' and the far side length is 30'. DS 2-02.2.1.A.10. The above comment is from the first review and has not been corrected appropriately. It is acknowledged the lengths are provided in the keynote however the line weight for the SVTs are not visible on the plan. Revise the plan to show the SVT on the plan view. 2. Delineate on the site plan the floodplain limits discussed in the drainage report. Provide the line weight in the legend. Provide on the plan datum for the water surface elevations. DS 2-02.2.1.A.15. 3. Change all 100-year quantities to be in 12 point font. DS 2-02.2.1.A. 4. Revise the general note as found on the redlined plan. The note should read that the property is within a balanced basin designation. 5. Revise keynote 15 to include that the base shall be a concrete slab with an inside clear dimension of ten (10) feet by ten (10) feet by five (5) inches thick. D.S. 6-01.4.2. 6. In the drainage report, in section "Existing Conditions," discussion of the off site flow (211 cfs) describes 111cfs entering the stormdrain system via a catch basin located just east of the proposed entrance/exit drive. The site plan shows 101 cfs entering the site from the northeast corner of the property. The drainage report states 211 cfs is entering the site at the northeast corner. The quantity locations described in the report should match what is shown on the site plan. Clarify and revise the site plan appropriately. DRAINAGE REPORT COMMENTS 1. Clearly indicate in the narrative the datum for the water surface elevations shown on the floodplain map. SMDDFM 2.3.1.4. The above comment is from the previous review. It is not clear where the datum is referenced. The response letter stated the datum was referenced in the narrative. This could be an oversite on my behalf, however I could not find the reference. If the reference is in the narrative, indicate exactly where this can be found, i.e. page number, section and paragraph number. 2. The discussion in section "Existing Conditions," of the off site flow (211 cfs) describes 111cfs entering the stormdrain system via a catch basin located just east of the proposed entrance/exit drive. The spreadsheet providing the HEC-RAS data shows river station 3, which is located at the northeast corner of the site is 101cfs, which is not consistent with the discussion. Clarify and revise the documents to be consistent. |
