This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: 1. Label all rooms and spaces. 2. Show the door from a garage to dwelling with a 20-minute fire rating (1-3/8") with self-closing and latching provision, 2003 IRC Amendment section 309.1. 3. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. 4. Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807. 5. Locate and identify brace wall types and locations, R602.10.4. ELEVATIONS: 1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. 2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. 3. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.) SECTIONS - DETAILS - MISC. NOTES: 1. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1 (5). 2. Note or detail interior wall and ceiling covering (1/2" GWB), R702.3. 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 4. Calculate the attic ventilation area using 1 to 150 of attic area in compliance with R806.2. Note that 50% to 80% of the required ventilating area is be provided by upper space vents when applying the reduced area calculation, or show a one perm rated vapor barrier installation. 5. Show the 6" (4" veneer) minimum foundation height above finished grade, R404.1.6. 6. Indicate exterior finish, stucco weep screeds require minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. 7. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. 8. Justify truss repair details: 4,5,6,7/S1and 8A,B/S3. MECHANICAL PLANS: 1. Provide location and size of return air duct, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 6. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. Show compliance for water heater. 7. Gas appliances installed in garages shall be mounted on platforms at least 18" above the floor, M1307.3. ELECTRICAL PLANS: 1. Note that an arc-fault circuit interrupter shall protect bedroom outlets including smoke detectors, E3802.11. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the "R" values of insulation 2. Provide a note stating: A special insulation inspection or an insulation certificate is required before final inspection, N1101.3.1.
