| 05/24/2007 | TERRY STEVENS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Terry Stevens Lead Planner PROJECT: T07CM00480 3178 N. Freeway Industrial Loop Site Plan TRANSMITTAL: 05/24/07 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS2-02.2.1.7 Your response to the following comment indicates that a 28' setback dimension has been provided on sheet #2. The dimension has not been provided, please provide. If the setback for the building is going to be 28' it appears that the structure will be built 1' into the 19' drainage easement which is not allowed. The south edge of the drainage easement appears to be 29' from the property line. Clarify. Clarify the building heights on the provided elevation drawings. The north elevation and cross section indicate 18'-8" height from grade to a lower point than the parapets which are indicated as 12'-10" from grade. The parapet wall height appear to be approximately 24'6" in height. (Previous comment) The indicated zoning setbacks along the north property line are not correct. The required building setback when the adjacent zone is R-1 is one and one half times the height of the structure. Provide dimensioned elevation drawings in order to verify required setbacks. Provide dimensions from the structures to the east and west property lines. Per review of the recorded final plat (bk 54 pg 18) this lot (#7) does not have any underground communication easements along the north property line. Please remove from all pages.. 2. DS 2-02.2.1.12 The sidewalk located along the north side of the handicap parking space must be physically separated from the vehicular use area. It appears that the sidewalk is flush with the pavement. The site plan indicates a scupper going under the sidewalk, clarify. The sidewalk is required to be raised in this area and will require a change to the handicap ramp. FYI: Truncated domes are only required where transitioning from the pedestrian path to a vehicular use area, not necessarily at the bottom of every ramp. Clearly indicate that all sidewalks are physically separated from vehicular use areas. It appears that garage doors will be installed in all buildings. If this is the case handicap ramps and crosswalks will be required at the sidewalks where they cross in front of the proposed garage doors. The sidewalk along the west property line is also unclear as to whether it is physically separated from the vehicular use area. The grade changes (top of curb and top of pavement) can be indicated on the site plan and grading plan. Garage doors are being provided in the rear of the structures. Clearly indicate on the site plan that the area between the building and the north property line is not to be used for vehicular use. Pima county sewer easement has restrictions for vehicular use over their sewer line. Contact Pima County Waste Water for further information. Provide wheel stop locations on the site plan for the parking spaces located along the east property line. Required to prevent the vehicle overhang from limiting the width of the sidewalk to less than 4'. 3. DS 2-02.2.1.25 Your response to the following comment is acknowledged. It is required that any site lighting be shown on the site plan as well as a dimensioned detail of any pole lighting If applicable, provide existing and proposed lighting layout and type. 4. Depending on changes to this plan and responses to the above comments, additional comments may be forth coming. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 |
| 06/02/2007 | PATRICIA GILBERT | ENGINEERING | REVIEW | Denied | DATE: June 2, 2007 ACTIVITY NUMBER: T07CM00480 PROJECT NAME: Knittel Commercial Warehouse Buildings Project PROJECT ADDRESS: 3178 North Freeway Industrial PROJECT REVIEWER: Patricia Gilbert, Engineering Associate The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN DRAINAGE REPORT APPROVED 1. The revised site plan now shows off site work on the southeast side of the property. Be advised written permission form the owner and a temporary construction easement will be required for the off site work. Provide appropriate documentation with the next submittal and include the recordation data on the site and grading plan. 2. Be advised this industrial subdivision failed an Engineering basin inspection in 2005. An Inspection Result letter was sent to "Garold C Brown Ltd Partnership attention to Mr. Russel Shaw on June 9, 2005. The owner/developer of the basin has not complied with all outstanding issues from the inspection results. A hold on the Certificate of Occupancy under the Final Engineering Inspection will be placed on this activity until the basin is maintained and brought up to design standards. All issues associated with the Inspection Result letter sent June 9, 2005 needs to be resolved prior to release of the final engineering inspection hold. 3. In addition to the above comment a Certification letter from an Arizona Registered Civil Engineer, to verify that the basin has been brought up to the design standards and has been properly maintained is required prior to the release of the Final Inspection hold. 4. Please be advised this outstanding issue with the basin maintenance will not hold up approval of the site or grading plan. 5. It has also been brought to the attention of this office a condition of the final plat has not been met, which is the creation of a lot owner association. It is highly recommended to contact the developer in effort to start the process of creating the lot owner association. |
