03/01/2007 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. The adjacent zoning along the north property is R1 revise as necessary.

2. A 10' interior landscape border is required along site boundaries of the adjacent residential properties per LUC Table 3.7.2-I.

3. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4.

4. Show required sight visibility triangles on the landscape plan. Plant materials located within SVT's should consist of ground cover or low-growing vegetation of a species that will not grow higher than (30) inches. However, trees may be planted within SVT's provided that: A) The trunk caliper, at maturity, will not exceed twelve (12) inches in diameter; B) The lowest branch of any tree is at least six (6) feet above the grade of the street, and C) Trees are not planted in a line that could result in a solid wall effect when viewed from an angle. LUC 3.7.2.8 & DS 2-06

5. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I

6. A 5' wall is required to screen residential properties from industrial use per LUC Table 3.7.2-I.

7. A 6' wall is required to screen loading zone from Freeway Industrial LP. per LUC Table 3.7.2-I.

8. Include inside dimensions of planters within vehicle use area on the landscape, and site plans. A minimum of 4' in width must be provided for each canopy tree. The measurement is always within the planter area and does not include any material which defines the outer edge of the unpaved area per DS 2-06.3.3.C.

9. Landscape border along parking lot where plants are susceptible to injury by vehicular traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B. Provide protection for trees within vehicle use area.

10. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Include any changes to the site plan to the landscape plan as well

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS2-02.2.1.7 The indicated zoning setbacks along the north property line are not correct. The required building setback when the adjacent zone is R-1 is one and one half times the height of the structure. Provide dimensioned elevation drawings in order to verify required setbacks.

2. DS 2-02.2.1.8 One of the handicap parking spaces indicated must be a van accessible parking space. Provide a dimensioned detail of the van accessible parking space.

Indicate on the details for the handicap parking spaces that the maximum slope for the parking spaces and the access aisles shall not exceed 2% (1:48).

Detail H on C-1.3 Indicates a standard parking space width of ten (10) feet. The site plan appears to indicate nine (9) foot wide standard parking spaces. Clarify. Ten (10) foot width parking spaces will be required when a parking space is a adjacent to any barrier in excess of 6" in height and with in 2' of the parking space. (both sides of the trash enclosures for example) Clearly indicate the location of any required ten (10) foot wide parking spaces.

Clarify how the 8.5'x4' tree planter indicated by note #26 will not interfere with the parking spaces, including overhanging of the vehicle into the planter. Per the detail the wheel stops are located 2.5' from the front of the parking space but on the site plan they are located the same distance as the curbing for the tree planter (4'). Clarify.

3. DS 2-02.2.1.9 Provide a dimensioned detail of the required bicycle parking spaces as per DS 2-09. On detail K of C-1.3 indicate the length of the parking space and provide the required access aisle. The location of the bicycle parking as indicated on the site plan does not appear to have adequate room for a access aisle. The door of the structure cannot open over the access aisle.

4. DS 2-02.2.1.10 The indicated sight visibility triangles do not appear to be located correctly. They are from the nearest edge of the travel lane or face of curb. See engineering comments.

5. DS 2-02.2.1.12 Per DS 2-08.3.1 the pedestrian circulation path must connect all buildings, all bicycle and vehicle parking spaces within the development. Clearly indicate.

Cross reference the handicap ramps indicated on the site plan to the detail provided.

Clarify the two differently indicated handicap ramps on the site plan.

On the "east" side sidewalk there appears to be a handicap ramp located in the wrong place. Clarify. Key note #4 indicates a curb in this location. Clarify.

Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

6. DS 2-02.2.1.13 If applicable, provide location, type, size and height of any existing or proposed signage including billboards.

7. DS 2-02.2.1.14 Clearly indicate maneuverability for the loading zones.

8. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type.

9. DS 2-02.2.1.28 Use a darker line weight for the adjacent zoning call outs.

The adjacent zoning along the north property line is incorrect. The correct zoning is R1 not I1 as indicated. Revise.

10. DS 2-02.2.1.31 In the proposed use general note #2 list the "subject to: 3.5.10.1".

It is unclear as to whether there are any outdoor storage areas. The parking calculations indicate that there may be outdoor storage. If so, clearly indicate location on the site plan.

11. DS 2-02.2.2.4 The vehicle parking calculations provided in note #15 appear to be incorrect. (38 required and 26 provided?) Clearly indicate how the number of required parking space was arrived at. (______Sq.Ft. of building _______Sq. Ft of outdoor storage _______Total Sq.Ft. required 1: 5000 sq. ft. equals ______number of required parking spaces)

In the bicycle parking calculation in note #15 the type and number of required parking spaces is correct but the type of provided parking spaces listed as class 1 is incorrect. The plan indicates that class 2 bicycle parking spaces have been substituted for the class 1. Revise the provided note to Class 2.

12. Depending on changes to this plan and responses to the above comments, additional comments may be forth coming.
