Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. GENERAL NOTES

· Change all code references from 2003 to 2006 with appropriate paragraph references. (Sheet 1 & 2)

· Interior alterations require the installation of smoke alarms if not existing, R313.2.1.

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16. (Method 15-1.15 requires minimum 5/8" sheathing) (Method 16-1.2 for 2" x 6" studs requires minimum 7/16" wood structural panels which is plywood or OSB not hardboard sheathing) Revise all sheathing size or material references sheets 2, 3 & 5.
2. Provide minimum ½" gypsum board (garage side) on all walls common to the garage and house in compliance with R309.2. Identify existing wall surface to Kitchen and Living Room. Show protection at Kitchen window opening.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. (Add to Plan sheet 2)
2. Correct the R-value shown on Detail2/3.

PLUMBING PLANS:

1. Revise the fixture unit schedule showing existing and new addition water systems separately for sizing each supply pipe, UPC Tables 6-5 & 7-3. The ¾" new service pipe is correct if only serving the new addition, but is undersized if the water pipe shown on the site plan is terminated or if the new water heater also serves the existing dwelling. Provide information of existing plumbing conditions for verifying system performance.
2. Show impact protection in addition to the 18" platform for appliances (water heater) located in the garage, M1307.3.1.

ELECTRICAL PLANS:

1. Show overcurrent protection not exceeding the allowable conductor ampacity (the #4 sub-panel feeder conductor is rated 85A for 75 degree C insulation, therefore a max 90A breaker may be used, or increase the conductor to #3), E3605.5.
2. Show small appliance circuit #14 as 2O AMP and GFCI, E3801.3 and E3802.6.

OUTDOOR LIGHTING CODE

1. Revise the outdoor lighting calculation in accordance with OLC 3.1.2 using the actual area and unshielded (12,000/arce) lumens limit.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for framed walls is R=13. (Revise Energy Table sheet 2)
