Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. · Change all code references from 2003 to 2006 with appropriate paragraph references. (Sheet 1, 2, 7 & 8)

· Interior alterations require the installation of smoke alarms if not existing, R313.2.1.

FOUNDATION PLANS:

1. Indicate the slopes for garage slabs, R309.3. (Plan sheet 3)
2. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1. (Detail 3/3)
3. Show the 4" minimum foundation height above finished grade, R404.1.6. (Detail 1/3)

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16. (Detail 3/5)
2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. (Plan sheet 2)
3. Provide ½" gypsum board (garage side) on all walls common to the garage and house in compliance with R309.2. (Plan sheet 2)
4. Show the garage floor direction of slope, R309.3. (Plan sheet 2)

STRUCTURAL PLANS:

1. The 4x10 Garage beam supporting a roof load from the vehicle door wall is undersized, R301.1. (Plan sheet 4)
2. Show the size of existing beams in the Garage for verifying required sizes for added roof loads, R301.1. (Plan sheet 4)

SECTIONS - DETAILS:

1. Clarify the Detail 2/5 reference on Roofing Plan for correct roof slope, and Detail 1/5 reference to 3/5, R106.1.1. (Plan sheet 4)
2. Show the correct rafter size on Detail 2/5, R106.1.1.
3. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R319.1 item 4. (Detail 1/4)
4. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5. (Detail 2/3)
5. Provide a header schedule or show sizes consistent with Table 502.5(1) & (2). (Plan sheet 4)
6. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. (Detail 2&3/5)
7. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. (Plan sheet 2)
8. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. (Detail 2/3)
9. Show location and method of flashing all wall and roof intersections, R903.2.1. (Detail 2/5)

PLUMBING PLANS:

1. Show compliance with R317.3 for the fire-resistance protection of the pressure and temperature relief plumbing through the fire-rated wall assembly.
2. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6.
3. Provide a detail for the kitchen sink (island) venting, UPC 909.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
2. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Specify the installation recessed lighting with 3" separation from combustibles or other listed conditions, R808, and comply with energy efficiency leakage, N1102.4.3.
2. Provide a panel schedule showing all wire sizes (WH & Sub Panel) and general description (Sub Panel), E3304.11 & E3606.2.
3. Revise the electrical load calculation to include all new loads (other than area), E3502.2.
4. Island counter tops shall have at least one receptacle outlet, E3801.4.2 and E3801.4.3.
5. Show small appliance circuits (kitchen area receptacles GFCI) as 2O AMP; they may also serve the eating area, E3603.2 and E3801.3 through E3801.4.5.
6. Show HVAC equipment disconnect switch, E3603.5 and GFCI receptacle outlet within 25' of exterior HVAC equipment, E3801.11
7. At least one (reachable) GFCI receptacle outlet shall be installed in the garage E3801.9 & E3802.2.
8. Note that an arc-fault circuit interrupter shall protect bedroom area outlets including receptacles, lights and smoke detectors, E3802.12.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Or, show a full cut-off fixture at the porch.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75. (Energy table sheet 2)
