COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. Provide a copy of the last approved site plan. Addition comments may be forth coming.

3. D.S. 2-02.2.1.A.2 Provide a property description on the plan.

4. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

5. D.S. 2-02.2.1.A.5 Provide lot bearings and dimension for all lot lines.

6. D.S. 2-02.2.1.A.7 Per LUC Sec. 3.2.6.5.A the required street setback is twenty (20) feet or one and one-half (1 ½) the height of the proposed wall (H), measured from the street property line, whichever is greater. The 21' shown on the plan and listed under the Code Review is incorrect. Revise plan and Code Review.

7. D.S. 2-02.2.1.A.8 Per the IBC Sec. 1106 the provided handicapped parking space is required to be a van accessible parking space. The handicapped parking space does not meet the minimum requirements of ICC/ANSI A117.1-2003 for a van accessible space. Per Section 502 the minimum width for the parking space and the adjacent access aisle is 192 inches. This can be done with a parking space width of 11 feet and access aisle of 5 feet or a parking space of 8 feet with an access aisle of 8 feet. Revise the detail and plan.

8. D.S. 2-02.2.1.A.8 The provided handicapped sign does not meet current standards. See attached detail.

9. D.S. 2-02.A.2.1.9 Provide the required off-street bicycle parking on the plan; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. Per LUC Sec 3.3.3.5 two (2) off-street bicycle parking spaces are required. See comment 20 below.

10. D.S. 2-02.A.2.1.11 Provide dimension on the two (2) entrances off of Byrant Avenue.

11. D.S. 2-02.A.2.1.11 Per D.S. 3-05.2.1.C.1 the minimum width of a two (2) way parking area access lane (PAAL) is twenty-four (24) feet. The proposed PAAL, which runs north & south, parallel to the proposed building does not meet the minimum width for a two way PAAL. If the proposed PAAL is going to be one-way then specify on the plan and provide signage.

12. D.S. 2-02.A.2.1.12 Per D.S. 2-08.4.1.B a four (4) foot sidewalk is required along the west side of the building. Additional comments may be forth coming.

13. D.S. 2-02.A.2.1.12 Per D.S. 2-08.4.1.A At least one (1) sidewalk will be provided to this project from Byrant Avenue. The proposed 5' wide stripped access which runs along the north side of the southern most entrance off of Bryant Avenue does not meet the requirements of a sidewalk per D.S. 2-08.5.1.C. This proposed pedestrian circulation/accessible route does not meet the requirements of D.S. 2-08.4.1 sidewalks must be physically separated from any vehicle travel lane by means of curbing, grade separation, barriers, railings, or other means. The proposed 5' wide stripped access which runs along the north side of the southern most entrance off of Bryant Avenue does not meet the requirements of a sidewalk per D.S. 2-08.5.1.C

14. D.S. 2-02.A.2.1.12 Detectable warnings (truncated domes) will be required at all curb access ramps or at any area where the sidewalk is flush with the asphalt. ICC/ANSI A117.1-2003 Sec. 406.13

15. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

16. D.S. 2-02.A.2.1.14 LUC Show the maneuvering area for the loading zone.

17. D.S. 2-02.A.2.1.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

18. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

19. D.S. 2-02.2.1.A.31 Show the proposed use as "COMMERCIAL STORAGE "31", SUBJECT TO 3.5.10.1.

20. D.S. 2-02.2.2.A.4 Show the number of parking spaces provided.

21. D.S. 2-02.2.2.A.4 Per LUC Sec 3.3.3.5 if the calculated number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2). Also per LUC Sec. 3.3.7.8.A any use providing less than fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces. Provide the number of bicycle parking spaces required and provided for this project.

22. D.S. 2-02.2.2.A.5 Provide the number of loading zones provided for this project.

23. Based on a site visit, and a sign located on the existing parking site, it appears that some of these parking spaces are being used by an adjacent businesses. Provide documentation showing that the proposed project will not reduce the number of required parking spaces for the businesses using this site. Additional comments may be forth coming.

24. Ensure that all changes to the site plan are reflected on the landscape plan.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale. D.S. 2-02.2.1.A.4.

2. Provide lot dimensions and bearings. DS 2-02.2.1.A.5.

3. Detectable warnings (truncated domes) are required at all access ramps within the ROW. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. ANSI 406.12, ANSI 705

4. Call out the length of both existing sight visibility triangles on the plan. DS 2-02.2.1.A.10.

5. The PAAL that runs north/south does not meet the minimum width requirements for a two-way PAAL. If the PAAL is proposed to only be one way provide directional signage or revise to show the 24' PAAL on the plan view. DS 2-02.2.1.A.11.

6. Dimension the entrance and exit drives on the plan view. DS 2-02.2.1.A.11.

7. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located. Provide a sidewalk and pedestrian refuge the PAAL and the proposed warehouse. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B.

8. At least one (1) sidewalk will be provided to a project from each street on which the project has frontage. Sidewalks must be physically separated from any vehicular travel lane by means of a curb, grade separation, barriers, railings, or other means. The sidewalk should be located to minimize any conflict with vehicular access to the project. The current 5' pedestrian circulation striped path does not meet the minimum requirements. Revise the plan to show a 4' sidewalk with a separation from the PAAL to Bryant Avenue. DS 2-08.4.1.

9. Show the loading vehicle maneuverability for the required loading space. The minimum requirements for a 30' single unit vehicle is an outside radius of 42' and inside radius of 28'. Label and show on the plan view the required radii. American Association of State Highway and Transportation Officials. DS 2-02.2.1.A.14.

10. Provide existing general drainage patterns for the site . DS 2-02.2.1.A.16.

11. Provide finish grades throughout the site and the finish floor elevation of the structure. DS 2-02.2.1.A.16.

12. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17.

13. Provide the recordation data for Bryant Avenue (book and page). DS 2-02.2.1.A.18.

14. Graphically show any existing easements that effect the site plan, provide recordation data (book and Page). DS 2-02.2.1.A.20.

15. Provide the recordation data (book and page) for the new cross access agreement (keynote 11) DS 2-02.2.1.A.20.
