This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. Provide a copy of the last approved site plan. Addition comments may be forth coming. 3. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size. There are detail callouts that do not meet the minimum twelve-point size. 4. D.S. 2-02.2.1.A.8 Provide typical parking space details for both handicapped and standard spaces. Provide a detail for the handicapped sign, see attached. 5. D.S. 2-02.A.2.1.9 Per D.S. 2-09.2.3 the proposed bollard style bike rack does not provide the two-point support system, see D.S. 2-09 Figure 4 for unacceptable bike racks. See D.S. 2-09 Figures 2 & 3 for acceptable bike racks. Also provide the information shown in D.S. 2-09.5.1, 5.2 & 5.6 6. D.S. 2-02.A.2.1.11 Per D.S. 3-05.2.1.C.1 the minimum width of a two (2) way parking area access lane (PAAL) is twenty-four (24) feet. The PAAL which provides access off of Mountain does not meet this requirement, revise. 7. D.S. 2-02.A.2.1.12 Per D.S. 2-08.3.0 a pedestrian circulation/accessible route is required to connect all public access areas of the development to the pedestrian circulation path located in adjacent street. If sidewalks are not provided along the adjacent street then the pedestrian circulation/accessible route shall extend to the property line along both Mountain and 21st. 8. D.S. 2-02.A.2.1.12 Detectable warnings (truncated domes) will be required at all curb access ramps or at any area where the sidewalk is flush with the asphalt. ICC/ANSI A117.1-2003 Sec. 406.13 9. D.S. 2-02.A.2.1.12 Per D.S. 2-08.4.1.B a sidewalk if required along the north side of the proposed addition and the PAAL. Also a sidewalk is required along the south side of the existing building and the PAAL 10. D.S. 2-02.A.2.1.12 Per D.S. 3-05.2.3.C.1 some type of barrier is required to prevent vehicles from driving onto unimproved portions of the site around the north parking area. This barrier is also required along the north property line. Some type of barrier is required along the east end of the handicapped access aisle to prevent vehicles from access to the adjacent property. A barrier is also required along the southeast edge of the front parking area. 11. D.S. 2-02.A.2.1.14 LUC Sec. 3.4.5.3 requires one (1) 12'x35' loading space for this project. Provide on site. A Board of Adjustment for Variance is required to eliminate the requirement for the loading space. 12. D.S. 2-02.A.2.1.19 Show half right-of-way dimensions for both Mountain & 21st as 10' ½ ROW & 18' ½ ROW. 13. D.S. 2-02.A.2.1.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference. 14. D.S. 2-02.A.2.1.21 If engineering requires curb and sidewalk along both ROW's provide dimension from the street monument lines to the curbs. 15. D.S. 2-02.2.1.A.31 Show the proposed use as "CONSTRUCTION SERVICE "34". 16. D.S. 2-02.2.2.A.3 Show the Floor Area Ration calculation as "FAR ALLOWED = 2.0" and "FAR PROVIDED = 0.21 17. D.S. 2-02.2.2.A.4 Provide the number of bicycle parking spaces required and provided for this project. 18. D.S. 2-02.2.2.A.5 Provide the number of loading zones required and provided for this project. 19. Ensure that all changes to the site plan are reflected on the landscape plan. 20. A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. Include and label all ROW dimensions. 3. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. Up to 5- feet of the required 10-foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets. Provide approval documentation. 4. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4. See following comment. 5. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g. Note indicating 50% coverage is not sufficient. 6. Refuse containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises. 7. A 30" continuous screen along all street frontages is required for vehicle use area per LUC Table 3.7.2-I 8. A 6' screen is required for outdoor storage along Mountain Ave. per LUC Table 3.7.2-I. 9. Include inside dimensions of planter within vehicle use area on the landscape, site plans. A minimum of 4' in width and a total 34-sq. ft. must be provided for each canopy tree per DS 2-06.3.3.C. 10. Submit Application for Exception; include acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants. 11. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 12. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting. 13. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. This project was reviewed for compliance with the Development Standard Content and Specifications, 2-02. This project was reviewed for full code compliance. 2. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font on the details measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point. 3. Remove all shading. When microfilmed information can be difficult to read. 4. Provide bearings for all dimensions and provide the curve data for the southwest corner. DS 2-02.2.1.A.5. 5. For two way access into a commercial development the required width is 24'. Revise both entrances to meet the minimum criteria. DS 2-02.2.1.A.11. 6. Sidewalks are required with in the Right of Way on all new development per a new Development Service Policy. The general note 1 is acknowledged but not approvable. It appears after reviewing an arterial photo the street frontages does not have sidewalk. Provide a 5' sidewalk along Mountain Avenue and 21st Street. Dimension and label from street centerline to the location of the 5' sidewalk. DS 2-02.2.1.A.12.,21. 7. Provide the written approval from the Department of Transportation for the 5' of the required landscaping within the ROW or provide at minimum a last approved site and landscape plan proposing the 5' of landscaping within the ROW. 8. It is acknowledged this project is an existing site with a proposed addition where cut and fill quantities equal zero. However per DS 2-02.2.1.A.17. cut and fill quantities are required to be on the plan. Add a note to the site plan, "cut and fill quantities equal zero." 9. Provide the book and page for Mountain Avenue and 21st Street. Indicate if the streets are public or private. DS 2-02.2.1.A.18. 10. Graphically show recorded easements on the plan, indicate whether the easement is private or public. DS 2-02.2.1.A.20. 11. Provide the label "1/2 ROW," for the 10' dimension on Mountain Avenue and the 18' dimension on 21st Street. Also indicate in the label it is the width of pavement/travel lane. This will clearly present on the plan there is no existing curb. DS 2-02.2.1.A.21. 12. Provide topographic contours not exceeding 2' and/or spot elevations as pertinent and BenchMark based on the City of Tucson Datum. DS 2-02.2.1.A.23. 13. Indicate water harvesting within the landscape borders. Please see landscape's comments. |
