1. Site plan OK. DDO required @ south lot line. Per LUC Sec. 2.3.4, R1 requires a 25' foot setback against SR zone, 4'-9" provided.

2. Once the DDO has been approved the site plan can be reviewed over the counter.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

I. GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on original tracings or finished reproducible set. Return two copies of the corrected set along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. The plans should reference these codes.
3. Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005.

II. FOUNDATION:
1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.
2. Specify length of interior footing at bathroom wall.

III. FLOOR PLAN:
1. Specify location and size of door into storage area near kitchen.
2. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1

IV. STRUCTURAL PLAN:
1. Specify size and spacing of existing roof framing members over kitchen area.
2. Clarify reference to 2-L 6 x 3½ x 5/16 LLV.
3. Specify header/lintel size over new door through existing exterior wall.

V. ELEVATIONS:
1. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6.

VI. SECTIONS - DETAILS:
1. Provide accurate cross-references to the respective floor plan, framing plan, and section views.
2. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing. Remove venting from frieze boards or show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing, R806.3.
3. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
4. Clarify ledger connection at patio.

VII. PLUMBING PLAN:
1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Provide water pressure range, maximum developed length, and diameter of water line from the meter allowing for pressure difference in elevation between such source of supply and highest water supply outlet, UPC 610.8, Table 6-5.
3. Provide a fixture unit schedule (to include existing fixtures) per 2003 UPC Tables 6-4 and 7-3.
4. Specify location of proposed fixtures on the plumbing plan.

VIII. MECHANICAL PLAN:
1. Provide an equipment specification list, M1302.1.
2. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
3. Show dryer vent size and location for venting to exterior, M1501.

IX. ELECTRICAL PLAN:
1. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2.
2. Show the location of the panel, E3501.6.2.
3. Provide electrical load calculations for determining the service panel size, E3502.2.
4. At least one wall-switch-controlled lighting outlet shall be installed to provide illumination on the exterior side of each outdoor egress door having grade level access R3803.3.
5. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup, R313.1.1.
