T07CM00352 WILLDAN PROJECT NO. 13881-7031 – 1ST REVIEW The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan. ARCHITECTURAL COMMENTS: Sheet A2.1 Show compliance with IRC R310 providing egress from bedrooms to meet the following minimum specifications: a. Maximum sill height of 44”. Reference IRC Section R310.1. Provide ½” gypsum board on all walls common to the garage and house in compliance with R309.2. Where separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by a minimum ½” gypsum board or equivalent. Reference IRC Section R309.2. Appliances installed in garages shall be mounted on platforms and their ignition sources shall be at least 18” above the floor. Reference IRC Section M1307.3. Sheet A4.1 Note and size all roof drains or scuppers on flat roofed areas. Reference IRC Section R903.4. Sheet A5.1 Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. Annotate on the plans that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference IRC Section R703.6.2.1. STRUCTURAL COMMENTS: Sheet A1.2 Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used. A soils report is not required unless any portion of the structure is to be supported on fill. Reference IRC Section R401.4. PLUMBING COMMENTS: Sheet A1.1 Drainage piping serving fixtures which have flood level rim located below the elevation of the next upstream manhole cover of the public sewer, shall be protected from back-flow of sewage by a backwater valve. Note and specify on plan the location and type. Reference UPC Section 710. (NOT REQUIRED FOR MODEL PLANS UNLESS ACCOMPANIED WITH A SITE PLAN). Sheet A2.1 Gas: Provide the length of the branch line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system. Reference UPC Section 1217.2. Note that bathtub and shower enclosures shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72” above the drain. Reference IRC Section R307.2 and UPC Sections 412.7 and 412.8. Gas appliances shall comply with combustion air requirements. Detail how you will comply. Reference UPC Section 507. Gas piping size: Please provide the total length and total BTU’s to determine the size of the gas line. Reference 2003 UPC Section 1217.1. MECHANICAL COMMENTS: Sheet A1.2 Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2. Sheet A6.1 For gas burning appliances, please provide combustion, ventilation, and dilution air requirements. Reference IRC Section G2407.1. Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details dated 7/18-19/2001. Return air shall not be taken from areas specified by IRC Section M1602.2. ELECTRICAL COMMENTS: Sheet A1.2 Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and the City of Tucson Submittal Requirements. Sheet A6.1 All receptacle outlets that serve countertop surfaces in bathrooms, kitchens, within 6’ of a wet bar, and in unfinished basements, garages or carports, at grade level and within 6’ of a wet bar or kitchen sink shall have ground fault circuit interrupt protection. Note on the drawings each outlet requiring such protection. Reference IRC Section E3802. Indicate the location of all disconnecting means for air conditioning and heating units, air handlers, compressors, and disconnects. Reference IRC Section E4001.5 and IRC Table E4001.5. Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference IRC Section E4001.6. Note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11. Submit panel schedule showing circuit amps, wire size, panel size, and circuit numbers. Reference IRC Section 3502.2 and the City of Tucson Submittal Requirements. Please provide cut sheets for all the exterior light fixtures shown. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. Reference the City of Tucson Outdoor Lighting Code. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements. ENERGY CODE COMMENTS: Sheet A1.2 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7. Indicate on the plan the “R” values of insulation, as well as the “U” values of the windows, skylights, and doors in compliance with the energy calculations provided or prescriptive requirements of Chapter 11. Reference IRC Section R106.1.1. Please submit the required energy code calculations by using the “RES” check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans. Reference IRC Section R106.1.1. Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
