This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html SITE PLAN: 1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Locate and specify all anchor-bolt spacing on the foundation plan. Note on section "A": Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. 2. Provide a foundation detail for the deck stairway. FLOOR PLANS: 1. Clarify the total number of risers between the finished floor and grade. Show the elevation change between the finished floor and the 2 foot surface. The 2 foot surface is not considered a landing between steps. Provide a handrail for the exterior stairway of four or more risers at the side entrance, R311.5.6. 2. Provide a section or detail for the stairway. The walls and sofit of any enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2 3. Provide a handrail for the deck stairway, R311.5.6. STRUCTURAL PLANS: 1. Show the deck beam as DF #1, on the floor plan, which is required for a deck Live Load of 40 PSF, Table R301.5. ELEVATIONS: 1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. SECTIONS - DETAILS - MISC. NOTES: 1. Provide consecutively numbered sheet numbers on each construction drawing, R106.1.1. 2. Clarify Roof Framing Note #5 by removing the structural sheathing exception. 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Note and specify all water piping materials, UPC 301.1.1. 2. Provide the total fixture unit demand for the entire property for verifying the yard water service pipe size per 2003 UPC Table 6-4. ELECTRICAL PLANS: 1. Show the exterior GFCI receptacle on a different circuit. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. 2. Show the bedroom lighting circuit with arc-fault protection. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 3. Show a smoke detector in the adjacent office room. Smoke alarms are required outside each separate sleeping area, R313.1.2. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code by providing a calculation for all outdoor lights on the property. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf The design may not exceed the unshielded lumen limit for the property size. 2. Provide manufacturer cut-sheets for any Full Cut-Off fixtures showing a fully shielded lamp with no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp) and wattage rating. Fixtures may be exempt from the total lumen budget only when the Full Cut-Off style is located under overhangs, OLC 5.1.2. Fixture styles not approved as Full Cut-Off are assumed to be unshielded. 3. Incandescent lamp cut-sheets may also be provided showing average lumen ratings, or the values of 60 watts = 850 lumens, 100 watts = 1700 lumens and 150 watts = 2850 lumens may be assumed. Select values for the maximum fixture rating. Show compliance for both total lumen output and the unshielded component fixture types.
