This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. STRUCTURAL PLANS: 1. Clarify the design criteria on sheet 2. The Roof Dead Load with concrete type tile should be 20 PSF, and the Porch roof without ceiling should be 10 PSF. SECTIONS - DETAILS - MISC. NOTES: 1. Detail the demo on the roof overhang for the new porch roof connection. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. Provide the total fixture unit demand for all fixtures served by the meter when calculating the service pipe, also show the demand for the branch pipe that services new units, per 2003 UPC Table 6-4. Water closet: 2.5 Lav: 1.0 Bathtub: 4.0 Shower: 2.0 Kitchen sink: 1.5 Dishwasher: 1.5 Bar sink: 1.0 Laundry sink: 1.5 Clothes washer: 4.0 Ice maker: 0.5 Hose bibb (first): 2.5 Hose bibb (additional): 1.0 2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi, if the water pipe serves both the existing and proposed fixtures. Show the water service line diameter and point of connection for both the hot and cold lines. 3. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4. 4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS). ELECTRICAL PLANS: 1. Show receptacle outlets at wall spaces 2' or more, E3801.2.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Clarify the energy values shown on sheet 2 by showing the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13. The window value of .75 is misleading. Show these values as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
