The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.

GENERAL COMMENTS:
All text shall be capitalized and no smaller than 1/8”. Sheet 2 has text that is difficult to read, and details throughout have text that is too small. Reference IRC Section R106.1.1 and City of Tucson Submittal Requirements.


ARCHITECTURAL COMMENTS:
Sheet 3
All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36” in the direction of travel. See the exterior side door in the new workshop. Reference IRC Section R311.4.3.

Provide tempered glass at the window adjacent to the door in the dining room. Reference IRC Section R308.4.

Note that shower glass enclosures shall be tempered. Reference IRC Section R308.4.

Show that the new water closet is located in a clear space not less than 30” wide. Reference IRC Section R307.2 (figure).

Identify ceiling heights in all areas on floor plan. Reference IRC Sections R305.1, R106.1.1.

Sheet 4
Show building heights. Reference IRC Section R106.1.1.

Note and specify all roof slopes appropriate to material, (minimum allowable roof slope is ¼” per foot) and coordinate with the section detail on sheet 7. Reference IRC Section R905.

Callout what exterior finish material is being used at the gable in the rear view.

Sheet 5
At detail “A”, specify and show flashing and weepholes at the brick veneer as required. Reference IRC Sections R703.7.5 and R703.7.6.

Sheet 6
Show a calculation of the attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. A light colored roof coating is required for this project. Reference IRC Section R806.2.


STRUCTURAL COMMENTS:
Sheet 3
At the wood header schedule, (2) 2x6 are adequate for openings up to 5’-5” in the 2x4 framed exterior wall. Reference IRC Table R502.5(1).

Sheet 5
Provide a detail and specify the connection of the new footing to the existing. IRC R106.1.1.

Specify in the footing details that the bottom reinforcing bars shall be a minimum of 3” above the ground. IRC R403.1.3.

At the porch column pads, the plan specifies (1) #4 bar each way, however detail “B” specifies (2) #4 bars each way. Please clarify. Reference Section R106.1.1 of the IRC.

Indicate the slope for exterior slabs. Reference IRC Section R311.6.1.

All foundation hold-downs and anchor-bolt spacing for alternate brace walls shall be specified and located on the foundation plan. Reference IRC Section R106.1.1.

Sheet 6
Specify a minimum 2x10 hip connected to the girder truss at the over-framing. IRC R301.1.

At the over-framed roof area provide minimum openings of 22” by 30” for ventilation into over-framed areas (>30 SF). Reference IRC Section R807.1.
Exterior corner framing must comply with IRC Figure R602.10.5 for continuous structural panel sheathing at exterior walls. Provide details on the plan.


PLUMBING COMMENTS:
Sheet 2
The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety.

Sheet 8
Gas: Provide the total demand with the addition to verify that the existing gas meter is adequate. Reference UPC Section 1217.2.

Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) including new and existing fixtures, and the maximum developed length. Reference UPC Section 610.


MECHANICAL COMMENTS:
Sheet 2
Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2.


ELECTRICAL COMMENTS:
Sheet 2
Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and City of Tucson Submittal Requirements.

Note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11.

Note that two or more 20-amp small appliance circuits shall be provided to serve all existing receptacle outlets in the kitchen, pantry, breakfast room, and dining room. Such circuits shall have no other outlets. Reference IRC Sections E3603.2, E3801.3.1, E3801.2.

Note that at least one 20-amp branch circuit shall be installed to serve the existing laundry room and this circuit shall have no other outlets. Reference IRC Sections E3603.3, E3801.8.

Sheet 9
Specify a ground wire to the new 100-amp sub-panel on the riser diagram. Reference IRC Section E3508.

Designate which circuits are existing and which circuits are new in the panel schedule. Reference Section R106.1.1 of the IRC.

Note the location of the service panel on the plan. Reference IRC Sections E3507. Show the location and access to the sub-panel. Reference IRC Section 106.1.1.

Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2.

Indicate the location of the disconnect for the AC compressor. Reference IRC Section E4001.5 and Table E4001.5.

Provide a hard-wired smoke detector in the new living area adjacent to the new bedroom. Reference IRC Sections R313.1, R313.1.1.

Existing bedrooms shall be equipped with battery-operated smoke detectors. Reference IRC Sections R313.1, R313.1.1.

Please provide cut sheets for all exterior lighting fixtures noted in the outdoor lighting schedule. Reference City of Tucson Outdoor Lighting Code.


ENERGY CODE COMMENTS:
Sheet 2
Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7.

Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation. Reference IRC Section N1103.3.
