COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.2 Provide the legal description of the property on the site plan.

2. DS 2-02.2.1.3 Provide the address of the property on the site plan.

3. DS 2-02.2.1.4 A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.

a. Identify conditions within the square mile area, such as major streets and
watercourses.
b. Section, township, and range; section corners; north arrow; and the scale
will be labeled.

4. This project appears to be an expansion of the site located to the west. If this is the case provide the last stamped and approved site plan for the property to the west. Provide lot expansion calculation. A tax parcel lot combination and a covenant regarding development and use of real property is required to create one parcel with out property lines. The combination and covenant will be required even if this site as submitted is a stand alone project because of multiple property lines on this site. Provide recordation information (docket and page) on the site plan for the covenant regarding development and use of real property. Provide copies of the lot combination and covenant with the next submittal. If the project is a stand alone project, a recorded cross access agreement will be required with the property to the west (docket and page information is required).

Additional comments may be forth coming based on resubmitted documents for the above comment.

5. All lettering and dimensions shall be the equivalent of twelve (0.12") point or
greater in size. The purpose of this requirement is to assure that all lettering is
legible when reviewed and will maintain that legibility when reproduced and
photographically reduced (microfilmed) for record-keeping purposes.

6. DS 2-02.2.1.8 Parking space requirements per LUC Sec. 3.3.4. for Vehicle Rental and Sales requires one (1) space per ten (10) thousand sq. ft. of lot area. This project as a stand alone project will require 3 parking spaces with one of the parking spaces being required to be a van accessible handicap parking space. Provide a dimensioned detail of both a standard parking space and the handicap parking space including handicap signage. If this project is an expansion of the property to the west and that property does not have the required amount of parking spaces additional parking spaces may be required.

7. DS 2-02.2.1.10 Provide the location of sight visibility triangles along Cody Avenue.

8. DS 2-02.2.1.11 The minimum width of a two way PAAL (parking area access lane) is 24'. The entrance width indicated as 20' does not meet this requirement.

DS 23-05.2.3.C A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. This comment will apply to the paved area along the east property line. The paved area at the west property line will also be affected by this comment if this project is to be a stand alone property and no cross access agreement is provided.

9. DS 2-02.2.1.12 A pedestrian circulation path will be required from the handicap parking space and the bicycle parking spaces (see later comment) to the sidewalk located in the right of way. See DS 2-08 for requirements of sidewalk width, separation, materials, etc.

Handicap ramp at the access aisle for the handicap parking space will be required.

Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

10. DS 2-02.2.1.9 Bicycle parking spaces are required based on LUC Sec. 3.3.4 at the rate of 4% of the provided parking spaces with all spaces being class 1. See DS 2-09 for requirements.

Based on LUC Sec. 3.3.3.5 a minimum of two bicycle parking spaces are required. Per LUC Sec. 3..3.7.8.A Any use providing less than 50 parking spaces may substitute class 2 spaces for class 1 spaces.

Provide the location on the site plan of the bicycle parking spaces and access aisle.

Provide a dimensioned detail of the bicycle type of rack, clearances, access aisle, surface materials, etc.

11. DS 2-02.2.1.13 If applicable, provide location, type, size and height of any existing or proposed signage including billboards.
12. DS 2-02.2.1.20 If applicable, provide location of all existing or proposed easements and provide docket and page recordation information on the plan.

13. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type.

14. DS 2-02.2.1.25 Provide the existing zoning of adjacent parcels including those across streets and alleys.

15. DS 2-02.2.1.31 Revise the proposed use to read: "Vehicle Rental and Sales "31" subject to: 3.5.9.5.A and .B."

16. DS 2-02.2.1.32 If applicable, provide location of the refuse container. See engineering comments.

17. DS 2-02.2.2.A.3 Provide the allowed and proposed FAR (Floor Area Ratio) calculation. Zoning acknowledges that the FAR will be zero because of no building being provided. This calculation is required for future expansion calculations.

18. DS2-02.2.2.A.4 Provide in the notes the number of required and proposed vehicular and bicycle parking spaces, including handicapped.

19. DS 2-02.2.2.A.6 Provide in the notes the percentage of lot area expansion.

However, trees may be planted within SVT's provided that: A) The trunk caliper, at maturity, will not exceed twelve (12) inches in diameter; B) The lowest branch of any tree is at least six (6) feet above the grade of the street, and C) Trees are not planted in a line that could result in a solid wall effect when viewed from an angle. The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale. D.S. 2-02.2.1.A.4.

2. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

3. Provide existing sight visibility triangles (SVT) at the entrance/exit drive to Cody Avenue. The near side length is 185' and the far side length is 110'. Label appropriately. DS 2-02.2.1.A.10.

4. The current 20' dimension for the entrance /exit drive does not meet the minimum standard. The minimum width for a two way exit/entrance drive is 24'. Show on the plan view the minimum required width for the entrance/exit drive. DS 2-02.2.1.A.11.

5. Detectable warnings (truncated domes) will be required at all curb access ramps or at any area where the sidewalk is flush with the asphalt. ICC/ANSI
A117.1-2003 Sec. 406.13, D.S. 2-02.A.2.1.12

6. Dimension on the plan view the width of the new sidewalk located in the ROW. A 5' sidewalk is required within the ROW for all new development along a local street. DS 2-02.2.1.A.12.

7. The Transportation Access Management Guidelines (TAMG) require 18' curb returns at an entrance/exit drive of all local streets. Revise the site plan to meet this criteria. TMAG Table 5-2

8. The minimum width of two feet (2'-0") must be maintained between all PAALs and a property line Please provide dimensions at the east perimeter of the site. Depending on the determination on the west side of the property this requirement may apply. DS 2-02.2.1.A.11., DS 3-05.2.2.B.3.

9. Provide existing drainage patterns. DS 2-02.2.1.A.16.

10. Provide finish grades throughout the site. Particularly in the area where the 5' openings are located to allow surface water to enter the landscape borders. DS 2-02.2.1.A.16.

11. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17.

12. Provide the book and page for Cody Avenue. Indicate if the street is public or private. DS 2-02.2.1.A.18.

13. Graphically show on the site plan any easements that are located on or adjacent to the property. There is a power pole (keynote 12) to be demolished located in the southeast corner of the property, is this easement going to be abandoned? Clarify and provide the required easement information on the plan view. DS 2-02.2.1.A.20.

14. Dimension from the street centerline of Cody Avenue to the property line, sidewalk and curb. DS 2-02.2.1.A.21.

15. Provide topographic contours at intervals not exceeding two feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson datum. DS 2-02.2.1.A.23.

16. At this time the Engineering Division has made a determination that a solid waste enclosure will not be required. If a building is added to the proposed development the project must comply with the provisions found in DS 6-01.

17. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.
