Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

Construction drawing guidelines are available from the residential desk of the Development Services Division.

· All dimensions and notes shall be consistent on each plan or elevation.
· Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005.
· Provide a note for a special insulation inspection or an insulation certificate before final inspection, N1101.3.1.

FLOOR PLANS:
1. Existing 2x6 rafters spaced 24" O.C. are insufficient to support roof system.
2. Specify rafter size and spacing under new mechanical equipment and provide weight of new equipment.
3. Specify grade of Douglas Fir
4. Provide consistent information regarding doors:
· Show location of exterior door and all swing directions on floor plan.
· Plumbing plan calls out pocket door and clear opening at master suite.

SECTIONS - DETAILS - MISC. NOTES:
1. Specify roofing material and pitch of all existing roofs.
1. Specify header size for exterior door.
2. R-19 inside a 2x6 cavity does not provide an air space requiring vents - Remove vents and provide solid blocking between rafters.

PLUMBING PLANS:
1. 2003 UPC requires (4) water supply fixture units for each tub/shower combination, Table 6-4.
2. According to the information provided, the total developed length of the water supply line will exceed 60 feet.
3. Provide increased water supply line from meter to meet demand, Table 6-5.
4. Correct discrepancies between layout and isometric for gas line sizes and fittings used.

MECHANICAL PLANS:
1. Clothes dryer exhaust must be minimum 0.016" thick rigid metal, M1501.1.

ELECTRICAL PLANS:
1. Provide sufficiently sized wire for 60-amp sub panel.
