This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html · All dimensions and notes shall be consistent on each plan or elevation. · Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: (NOT REQUIRED FOR MODEL PLANS) 1. Indicate the location, size, and material of gas, water, and sewer lines on the property, from property line to building. Water pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 2. Show compliance with termite treatment, R320 as amended. 3. Note that grade away from foundations shall fall min 6" within the first 10', R401.3. 4. Dimension the wall thickness, as well as footing width, height, and depth into undisturbed soil for each footing type and condition, Table R403.1. 5. Verify wood framed wall thickness in detail A-3 page 2. 6. Specify length of pins in detail A-4 page 2. FLOOR PLANS: 1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. 2. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. 3. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. 4. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications. 5. Maximum sill height of 44". 6. Minimum net clear opening area of 5.7SF. 7. Minimum net clear opening dimension of 24" height and 20" width. 8. Identify ceiling heights in all areas on floor plan, Table R602.10.5. Note average height at sloped ceiling areas. 9. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking. 10. Provide weight of new equipment on roof and intended support. 11. Specify lumber grade and species, R802.1. 12. Completely detail a continuous load path for shear transfer through roof sheathing. 13. Clarify location of pocket for pocket door entering master bedroom. ELEVATIONS: 1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. 2. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.) SECTIONS - DETAILS - MISC. NOTES: 1. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1 (5). 2. Provide a header schedule consistent with Table 502.5(1). 3. Note or detail interior wall and ceiling covering (1/2" GWB), R702.3. 4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 5. Specify length of eaves and overhangs. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval (3003 UPC?). 2. Note and specify all piping materials, UPC 301.1.1. 3. Provide fixture units for combination bath/shower and hose bibs per Table 6-4 and Table 7-3 2003 UPC. 4. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. 5. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104. 6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 7. Hose bibs require backflow preventers, UPC 603. 8. Correct discrepancy of gas line size to meter. 9. Clarify destination of fourth leg leaving gas line cross at heat pump. MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501. 2. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1506. 3. Provide return air duct and register sizes, M1602. ELECTRICAL PLANS: 1. Provide equipment rated for 22,000 AIC short circuit protection when the cable length is less than 45 feet, 2006 Edition of Electric Service Requirements TEP SR-510. 2. Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors. 3. Provide a feeder load calculation for the sub-panel. The 40% demand factor may not be applied for feeder loads, E3604.3. 4. Show sub-panel feeder conductor and conduit sizes with appropriate correction factors, E3605. 5. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. 6. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 7. Indicate the location of convenience outlets and light switches for attic heating and air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4) 8. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 9. Clarify size of ground rods. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 3. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the "R" values of insulation, as well as the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40. 2. Provide a note stating: A special insulation inspection or an insulation certificate is required before final inspection, N1101.3.1.
