This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter third review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IBC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Jim Stanley. Also, please note that per paragraph V-C of the 3rd Party Agreement, third and subsequent reviews will be charged at the current hourly rate in addition to the base contract amount. Occupancy Occup. Reference the City of Tucson Submittal Policy. The current submittal only provided one set of revised sheets and two first submittal plans. ARCHITECTURAL COMMENTS: Reviewed and accepted. STRUCTURAL COMMENTS: Reviewed and accepted. PLUMBING COMMENTS: Sheet 5 The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety. Please revise all notes. Reference the City of Tucson Submittal Requirements. COMMENT REMAINS: The current submittal still references the IRC for the plumbing. Please revise accordingly. MECHANICAL COMMENTS: Sheet 5 Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2. COMMENT REMAINS: Not addressed. Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details dated 7/18-19/2001. COMMENT REMAINS: Not addressed. ELECTRICAL COMMENTS: Sheet 6 Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2. COMMENT REMAINS: Not addressed. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference IRC Section E4001.6. COMMENT REMAINS: Not addressed. Please provide cut sheets for all the exterior light fixtures shown or noted. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. Reference the City of Tucson Outdoor Lighting Code. COMMENT REMAINS: Not addressed. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements. COMMENT REMAINS: Not addressed. Please provide the size of the conduit and wire size and type that connects panel “A” to Panel “B”. COMMENT REMAINS: Not addressed. ENERGY CODE COMMENTS: Sheet 2 Indicate on the plan the “R” values of insulation, as well as the “U” values of the windows, skylights, and doors in compliance with the energy calculations provided or prescriptive requirements of Chapter 11. Reference IRC Section R106.1.1. COMMENT REMAINS: Not addressed. Please submit the required energy code calculations by using the “RES” check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans. Reference IRC Section R106.1.1. Sheet 6 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
