T07CM00201 WILLDAN PROJECT NO. 13881-7025 – 1ST REVIEW The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan. Reference the City of Tucson Submittal Policy. ARCHITECTURAL COMMENTS: Sheet 2 Label all rooms and spaces. Show all doors. Provide an architectural floor plan. Sheet #2 was not provided. Reference IRC Section R106.1.1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass. Reference IRC Section R308.4. Show compliance with IRC R303.1 providing natural light into rooms (8%). Show compliance with IRC R303.1 providing natural ventilation (4%). Show that each water closet is located in a clear space not less than 30” wide and has a clear space in front not less than 21”. Reference IRC Section R307.2 (figure). Sheet 2 Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Reference IRC Sections R305.1 and R106.1.1. Sheet 3 For veneer, note and specify type of veneer. Provide detail and specify anchoring method, backing, vapor barrier, and support. Reference IRC Sections R301.2.2.3.1 and R703.7. Sheet 4 Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. Please provide a full cross section to show complete details. Cross-sections shall be cross-referenced to the floor plan and framing plans. Reference IRC Section R106.1.1. Sheet 7 Indicate all materials used; stucco, concrete block, glass block, roofing system, siding, veneer, etc. Reference IRC Section R703.1. STRUCTURAL COMMENTS: Sheet 3 Indicate the slope for exterior slabs. Reference IRC Section R311.6.1. Revise the soil bearing from PLF to PSF. Reference 2003 IRC Section R401.4. Sheet 4 Note and specify the size, spacing, and length of anchor bolts for top plates. Reference IRC Section R106.1.1. Masonry walls shall be anchored to floors and roofs, which provide lateral support for the wall. Detail a positive direct connection capable of resisting the horizontal forces. Reference IRC Section R606.11.2.2.1. On Detail S5, please specify the type and size of GLB Simpson Saddle. Reference 2003 IRC Section 106.1.1. Please provide a complete full detail of the existing roof with proper drainage. Reference 2003 IRC Section 106.1.1. Structural Calculations The City of Tucson has adopted the 2003 IBC. Please change all references to the City of Tucson adopted codes. Reference the City of Tucson submittal Requirements. PLUMBING COMMENTS: Sheet 5 Note and specify all piping materials. Reference UPC Section P2608.1. Show the size of all waste lines, vents, and required clean-outs. Reference the City of Tucson Submittal Requirements. The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety. Please revise all notes. Reference the City of Tucson Submittal Requirements. Please provide all details, if the water heater was relocated or removed while new construction was built. Reference the 2003 UPC Section 103.2.3. MECHANICAL COMMENTS: Sheet 5 Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2. Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details dated 7/18-19/2001. ELECTRICAL COMMENTS: Sheet 6 Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference IRC Section E4001.6. Please provide cut sheets for all the exterior light fixtures shown or noted. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. Reference the City of Tucson Outdoor Lighting Code. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements. Please provide the size of the conduit and wire size and type that connects panel “A” to Panel “B”. ENERGY CODE COMMENTS: Sheet 2 Indicate on the plan the “R” values of insulation, as well as the “U” values of the windows, skylights, and doors in compliance with the energy calculations provided or prescriptive requirements of Chapter 11. Reference IRC Section R106.1.1. Please submit the required energy code calculations by using the “RES” check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans. Reference IRC Section R106.1.1. Sheet 6 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7. Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
