Tyndall Ave. T07CM00099 Site Plan (1st Review) TRANSMITTAL DATE: January 12, 2007 COMMENTS: Please resubmit revised drawings along with a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). 2. This project is comprised of two (2) separate parcels with the proposed building to be constructed across the property lines. Prior to approval of the site plan the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a Covenant Regarding Development and Use of Real Property which has been recorded at the Pima County Recorders Office. 3. D.S. 2-02.2.1.A.8 Detectable warnings (truncated domes) will be required at all curb access ramps. ICC/ANSI A117.1-2003 Sec. 406.13 It appears that the sidewalk and pavement is flush the total distance of the handicapped and standard parking located along the west end of building. Detectable warnings (truncated domes) are required to run a minimum of 24 inches in the direction of travel and extend the full width of the curb ramp or flush surface per ICC/ANSI A117.1-2003 Sec. 406.13. Revise the site plan and details to show the truncated domes and clarify where the pavement is flush with the sidewalk. 4. D.S. 2-02.2.1.A.8 Per E8 TYPICAL PARKING LAYOUT PLAN there is a note for the "DISABLED PARKING SIGN FOR STANDARD VEHICLE OR VAN ACCESSIBLE SPACE AS NOTED ON PLAN", there is no note on the site plan showing the location of the sign. The pole mounted sign as shown on the detail will not work for this application. Provide a detail for the sign, see attached. 5. D.S. 2-02.A.2.1.9 & D.S. 2-09.0 Provide a detail for the off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports. 6. D.S. 2-02.A.2.1.12, D.S. 2-08.4.1.A At least one (1) sidewalk will be provided to a project from each street on which the project has frontage. Provide a sidewalk from the proposed building to the pedestrian circulation path located along Tyndall Ave. If no sidewalk is required along Tyndall Ave. and 20th Street then the required sidewalks should run to the property line. If sidewalks are required then the sidewalks will connect to the sidewalk which will run along the street. 7. D.S. 2-02.A.2.1.14 It does not appear that the maneuvering area is adequate for the proposed loading zone. See engineering comments. 8. D.S. 2-02.A.2.1.14 There appears to be an additional loading area located along the north side of the proposed building. This area does not meet LUC Sec. 3.4.4.2.A. please clarify what this drive is used for. 9. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference. 10. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting. 11. D.S. 2-02.2.1.A.31 Provide the existing use "VACANT" and the proposed use "STORAGE USE GROUP - COMMERCIAL STORAGE "34" SUBJECT TO SECTION 3.5.10.1. to the plan. 12. D.S. 2-02.2.1.A.32 Zoning acknowledges that 90 gal. roll off refuse containers are proposed for this project. A DSMR will be required for the use of the roll off refuse containers. Also written approval from Solid Waste is required. 13. D.S. 2-02.2.2.4 Zoning acknowledges that the minimum parking space requirement has be exceeded. The parking calculation is incorrect. Base on the use of "COMMERCIAL STORAGE" the entire building square footage is use in the calculation - 5000/5000 = 1 space required. Revise the calculation. 14. Ensure that all changes to the site plan are reflected on the landscape & grading plan. Please include a response letter to the comments below along with the corrected copies of the Site Plan with your next submittal. Site Plan: 1. Provide the Basis of Bearings (DS 2-02.2.1.A.5). 2. Provide the Basis of Elevation (DS 2-02.2.1.A.23). 3. Provide the sight visibility triangle (SVT) with a 20-foot stem along 20th St. and the185-foot nearside leg on Tyndall Ave. (DS 2-02.2.1.A.10). 4. Provide a curb and a 5-foot sidewalk along both 20th St. and Tyndall Ave. (DS 3-01.3.2 and DS 3-01.3.3). 5. Extruded curb is allowed within property limits but not within the ROW per Standard Details. 6. Curb access ramps are required at all points where a sidewalk intersects a curb (D.S. 3-01.3.3.C). Truncated domes, per ADA requirements, are required on all curb access ramps where the interface of the pavement or vehicle use area and the pedestrian area do not have a vertical separation. The area where the truncated domes are required is 6 inches back from the interface, a minimum 2 feet deep and extending the width of the interface. 7. The refuse storage area is not allowed within the ROW. Provide a space for refuse storage onsite (DS 6-01.4.1.A). 8. Provide proposed drainage flow arrows (DS 2-02.2.1.A.16). 9. The maneuverability for the loading zone as shown is not adequate using the 40WB AASHTO design vehicle. Justify which AASHTO design vehicle is being used or revise the maneuverability on the Site Plan. Additionally, maneuverability must be shown to the street (DS 2-02.2.1.14). 10.
