This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html Provide consecutively numbered sheet numbers on each construction drawing, R106.1.1. SITE PLAN: 1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. 2. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FLOOR PLANS: 1. Exterior walls (Unit #2 North wall) with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16. 2. Projections (overhangs) may not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide a detail or notation showing compliance with R302.1. 3. Opening (windows & doors) are not permitted of an exterior wall with a fire separation distance less than 3-foot, R302.2. Provide a detail or notation showing compliance with R302.2 by relocating or blocking Unit #2 Kitchen door and Bathroom window (may replace with exhaust fan). 4. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways), R303.1, R308.4 & R310. 5. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. 6. Show that one exit door shall be side hinged not less than 3' wide, R311.4.2. 7. Individual dwelling units in duplexes must be separated by a 1-hour firewall from floor to bottom of roof sheathing. Provide a detail or notation showing compliance with R317.1. STRUCTURAL PLANS: 1. Provide complete framing plans. Show the size of all new opening. Show size and span of all new opening headers consistent with Table 502.5(1). Identify load bearing wall conditions. 2. Show the size, spacing and connections of new wall framing members. Show the furred-out wall connections and insulation. SECTIONS - DETAILS - MISC. NOTES: 1. Show any wood framing members resting on concrete as pressure treated, R319.1(2). 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Provide a plan view showing the water supply line diameter and point of connection for the new lines. 3. Hose bibs require backflow preventers, UPC 603. 4. Each dwelling unit requires an individual accessible water supply shut off, UPC 605.3. 5. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4. 6. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS). 7. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 8. Show a plan view with plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1. 9. Verify that plumbing vents are a minimum of 10 feet away from all air intakes, UPC 906.2. MECHANICAL PLANS: 1. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1506. 2. Note that air inlets (evap cooler) shall be located a minimum of 10' from vent openings or exhaust outlets unless the outlet is 3 feet above the air inlet, M1602.2.1 & M1602.2.4. 3. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. 4. Gas fired water heaters may not be located in a storage closet (rename Pantry to Furnace Closet), M2005.2. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Panelboards may not be located in clothes closets (show the opening side of Breaker Box #1), E3305.4. 3. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. 4. All receptacle outlets serving kitchen countertops shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.6. 5. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 6. Indicate the location of all disconnect switches for air handling equipment, E4001.5. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Incandescent lamp cut-sheets may also be provided showing average lumen ratings, or the values of 60 watts = 850 lumens, 100 watts = 1700 lumens and 150 watts = 2850 lumens may be assumed. Select values for the maximum fixture rating. Show compliance for both total lumen output and the unshielded component fixture types. 3. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
