Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

Note on plan that all work shall comply with 2003 IRC.

FOUNDATION PLANS:
1. Detail existing garage footings.
2. Provide thickness of patio slab.
3. Clarify location and lengths of all new and existing footings.

FRAMING PLANS:
1. Provide complete roof framing plans for front porch. Show size, spacing and span of all framing members, joists, rafters, beams, lintels, headers, ledgers, posts and blocking.
2. Justify steel lintels under family room beam.
3. Justify size of family room beam.
4. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.

ELEVATIONS:
1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply (Include middle section of family room roof).
2. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.

SECTIONS - DETAILS - MISC. NOTES:
1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
2. Specify connection of 1x8 shiplap to CMU wall.
3. Completely detail all connections to the foundation and/or framing members, R802.10.3:
1. Gable-end eaves and outriggers
2. Garage door header
3. Garage window header
4. Gable-end bracing

ELECTRICAL PLANS:
1. Show the location of the panel, E3501.6.2.
2. Provide electrical load calculations for determining the service panel size, E3502.2 (Apply appropriate reductions for electric space-heating units).
3. Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors.

OUTDOOR LIGHTING CODE
1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. 2. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
3. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
