1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the grading plan (T07BU02610), Drainage Report (Gregor Engineering, Inc., 15JUN06) and the last approved Tentative Plat for the above referenced property. Engineering Division does not recommend approval of the grading plan at this time. The following items need to be addressed:


GRADING PLAN COMMENTS:

1) DS Sec.3-05.2.2.D: Revise the grading plan to provide all dimensions for the proposed back-up spurs. Specifically the back-up spur must be a minimum of 3 feet in depth with a 3-foot radii, but must also provide a minimum of 3 feet between the back of spur and any wall obstruction that is over 6 inches in height.

2) DS Sec.2-02.2.1.A.12: Revise the grading plan to verify the minimum width opening for the proposed sidewalk and gate for the refuse container access. All gates and sidewalks must meet the minimum width requirements per ANSI Standards A117.1-2003.

3) DS Sec.2-02.2.1.A.12: Revise the site plan to show that all existing and proposed handicap access ramps meet the design requirements per ANSI Standards A117.1-2003 Section 406.13. Provide details or keynotes that label truncated domes at all transitions from pedestrian circulation to vehicular circulation. Specifically at the PAAL entrance from 4th Street.

4) DS Sec.3-01.5.1.A.1: Revise the grading plan to clearly show the sight visibility triangles per Keynotes #27 and #28. Line of sight shall not be obscured between 30-inches and 6-feet through the triangle area adjacent to the driveway, verify that the proposed 5-foot high decorative wall does not encroach into this area.

5) DS Sec.6-01: Verify that the Trash Enclosure Detail on Sheet 3 meets the minimum requirements of DS Sec.6-01. Provide the minimum refuse enclosure requirements per the attached Figure 3 (included with the hard copy of the comment letter) per DS Sec.6-01 for the required refuse enclosure dimensions and construction.

6) DS Sec.11-01.4.1.C.3: Revise the grading plan to provide spot elevation for all proposed sewer clean out locations. Provide the pipe diameter and the invert and rim elevations of all clean outs in plan view for grading purposes.

7) DS Sec.: Revise the Basis of Bearing reference on Sheet 1 to include a statement that references found, readily locatable monuments, i.e. reference a record of survey or a recorded plat. The basis of bearing should be established from 2 found physically monumented points described and shown on the grading plan. If the monuments at each end of the reference line are fully described in the recorded plat, they need not be described in the Basis of Bearing statement.

8) DS Sec.11-01.4.1.C.4: Provide a General Note stating that all fencing and walls will require a separate permit for review and approval by all necessary Development Services Departments.

9) Provide a general note on the grading plan to state the following: "Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html

10) Approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. A right-of-way use permit application will be required prior to construction.
