RESUBMITTAL REQUIRED: Grading Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed grading plan for the above referenced property. Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal.

Provide a response letter to the comments along with the corrected copies of the site plan.

Grading Plan:

1. Grading plan clearly marked "GRADING PLAN". No grading plan appears to have been submitted.
2. Clearly indicate location of grading and provide explanation of the work being performed.
3. Provide adequate information for inspector to use while out in the field.
4. Per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
5. Provide Note: "Depress all landscaped areas a maximum of 6" for water harvesting"
6. Provide Note: "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work.
7. List administrative address/site address on plans.
8. List subdivision or Development number.
9. Provide a Location Map (3" = 1 mile)
10. Use Engineering Scale only.
11. Show all symbols in the legend.
12. List all Cut and Fill quantities in cubic yards on grading plan.
13. Curb and Gutter elevation include drainage flow with percent slope.
14. Show details of all surface materials.
15. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
16. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
17. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
18. Development plan/Grading plan will suffice with additional spot elevations provided. However, spot elevations will need to be stamped by surveyor or professional that is legally able to certify elevations.
