| 03/18/2008 | ELIZABETH EBERBACH | ENGINEERING | REVIEW | Denied | TO: RS Engineering SUBJECT: Country Club Industrial Grading Plan Engineering resubmittal Review LOCATION: 5994 S COUNTRY CLUB RD ACTIVITY NUMBER: T07BU02457 SUMMARY: Engineering has received and reviewed the Grading Plan package for review. The plan is not approved at this time. Address the following comments: GRADING PLAN COMMENTS: 1) DS Sec.2-05.2.3.I.2, 2-05.2.4.H.1: Address the following drainage related comments: a) DS Sec.2-05.2.4.D.1: Label 40-ft radii existing ribbon curb on sheet 3 to clarify that jurisdictional flows from the east can continue to be conveyed to the basin. Otherwise, discuss in Drainage Statement how future improvements will affect conveyance of stormwater runoff from Country Club. b) Proposed truck wells pump detail (30 gal/min) should be on one of the plan sheets so it can be part of the 24" x 36" sheets that get stamped. c) Provide a legible delineation line for the 100-year flood limits on planview. d) DS Sec.2-5.3.2.D: Revise / check elevations along southwest parking area south of building 3. Assure positive drainage from the truck stalls and parking area, and from the building. Floodplain limits and WSEL's shall be added to the grading plan to clarify that the building is not adjacent to the floodplain limits. e) A jurisdictional floodplain exists along south portion of the project. Submit Floodplain Permit application for entrance and parking area construction that crosses the floodplain. f) DS Sec.3-01.4: Check elevations northeast of truck bays that have truck wells and sump pumps. The slope in the PAAL indicates 0.37%, adjust grades so that minimum pavement grades are no flatter than 0.5% since stormwater will be pumped from the truck wells and positive drainage is needed. 2) DS Sec.2-05.2.3.E, 2-05.2.1.H: For sheet 1, provide a local benchmark for basis of elevation on grading plan as the one provided is too far from the site. Show local benchmark on plan view. Provide datum for vertical data and existing topographic contour lines. 3) DS Sec.2-02.2.1: Provide easement abandonment dkt/pg for any easements to be abandoned, including the 30-ft ingress-egress easement within the footprint of building 4. 4) DS Sec.2-02.2.1.12: Revise detail E/3 to clarify truncated domes per ADAAG. Truncated domes are required at edges of pedestrian areas that are flush with any vehicle pavement areas. The 2-ft width of truncated domes called out on this detail is acceptable but the length needs to be revised. Extend the truncated domes through the length of the sidewalk to the toe of the ramp slopes. 5) Tucson Code 26: Submit 3 copies of revised SWPPP after addressing the following comments: a) Provide copy of signed, completed NOI in report Appendix A per the new ADEQ update. Assure that the new NOI form is used as well as signed and completed, for your project per recent ADEQ update to the CGP. The updated NOI, NOT, and Waiver Certification forms can be found at the ADEQ websites at: http://www.azdeq.gov/function/forms/appswater.html#cgp http://www.azdeq.gov/environ/water/permits/download/constnoi.pdf b) Signatures for the operators on Certification Statements must be on the site copy of the Stormwater Pollution Prevention Plan (SWPPP) at, or before, commencement of construction. At minimum, one operator, either the engineer of record or the project manager shall sign the certification in Appendix B. c) For inspection purposes, please fill out the enclosed "AZPDES - Posting Requirements" green sheet, and post at construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction. 6) The reseed bond in the amount of $19,109.50 will be required when picking up the permit and is based on $0.05 per sqft disturbance, with the disturbance area of 382,190 sqft per sheet 1 of the current plans. This bond must be in the City of Tucson's accepted format. Additional items that the City of Tucson DSD may require when picking up the permit include: a copy of ADEQ permit, grading permit fees (determined at the counter), and contractor information. 7) Resubmittal is required. Submit the resubmittal package to the permit clerks under T07BU02457 including: a) 3 copies of the revised grading plan. b) 3 copies of the revised SWPPP c) 1 copy of Geotechnical report. d) 1 copy of (revised) drainage report/letter. e) Floodplain Permit application and fee. f) Response letter. Address all the comments for resubmittal. If there are any questions or would like to set up a meeting to go over comments, you may contact me at 837-4934.
