RESUBMITTAL REQUIRED: Grading Plan

The Grading Plan (GP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. All recording information shown on the grading plan for the abandonment of the eamts.shall be completed prior the approval of the GP.
3. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting". Show depressed curbs at planters for water harvesting. Per previous comment.
4. Show details, with dimensions, of all retention/detention basins in the GP.
5. Add the following notes to the grading plan notes: Per previous comment.
" "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

" "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation."

" "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

6. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. Per previous comment.
7. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Provide an adequate number of dimensions in order to build and inspect the refuse enclosure. Per previous comment.
8. Cut or fill slopes require a 2' minimum setback from property line. Per previous comment.
9. Call out peak discharges entering and exiting the site. Per previous comment.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. Add the basin(s) maintenance responsibility note verbatim per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.
3. Show details, with dimensions, of all retention/detention basins in the DR.
4. An orifice plate shall be used at the upstream end of each pipe. The orifice shall have a lesser opening than that of the size of the pipe.

Stormwater pollution prevention plan:
1. The SWPPP has been accepted be engineering.
2. Include the two copies of the SWPPP with the revised Grading Plan (3 sets) and the revised Site Plan (2 sets) in the next submittal.
